Serenity Villas come with pre-designed layouts while Creation Villas allow buyers to work with award-winning architects on custom designs. Every unit includes gated entry, 24/7 security, concierge service and private beach access. West-facing orientation ensures sunset views from living areas and pools, a key selling point for the high-season rental market that drives Uluwatu's hospitality economy.

Phase 2: 41 turnkey villas between 170 and 275 sqm

Aurora Phase 2 adds 41 villas to the inventory with 20 units still on offer. Three types are available: Type A and Type B two-bedroom layouts, plus a three-bedroom variant that incorporates a private wellness space. Unlike Phase 1, these villas are delivered fully furnished and ready for immediate occupation or rental management. Built areas span 170 to 275 sqm depending on configuration. The product targets buyers who want a finished asset without the complexity of custom construction timelines.

Palms Townhouses: sold out entry-level product

The Palms range offered 1, 2 and 3-bedroom townhouses sized from 100 to 175 sqm. Design drew on traditional Balinese materials and craftsmanship while maintaining a price point below the Aurora villas. Each unit featured a private pool, terrace and access to village amenities including retail and beach. The entire Palms inventory has been absorbed, indicating strong demand for investment-grade product at a moderate ticket size in this market. No replacement tranche has been announced.

Anjuna Village: 45 retail units and rooftop lofts

The commercial core comprises 45 shop units distributed across four pedestrian streets: Labuan Sait Street, Corner Shops, Aurora Street and Wave Pool Street. Unit sizes run from 48 to 72 sqm with optional 18 sqm alfresco terraces and dedicated parking. Confirmed tenants include Rob Peetoom salon, Sundari Wellness spa, Sensatia Botanicals skincare, Maison Mata design store and Ritmo Bali Mediterranean restaurant. Above the retail level, five mezzanine lofts offer 72 sqm of living space plus 12 sqm terraces overlooking the tropical gardens. Four lofts remain available, bundled with access to the large pool, gym and co-working facilities.

Ocean Collection apartments in pre-sale

The latest phase introduces 2-bedroom mezzanine apartments within the Ocean Collection building. Buyers choose between ocean-facing units with coastal views or garden-facing units oriented toward the interior landscape. These apartments provide a more compact format than the villas while retaining access to all village services and amenities. Specific sizing and pricing details are released upon qualified inquiry only, reflecting the developer's approach of managing absorption pace through controlled information flow.
