About this project
56 units only: Samana's boutique bet on Dubai Islands
Samana Ocean Crest caps its inventory at 56 residences spread across eight residential floors, a ground level and two podium levels. This deliberately small count contrasts sharply with the multi-hundred-unit towers appearing elsewhere on the archipelago. Samana Developers, known for integrating private pools into every apartment, applies the same formula here: most layouts include a personal plunge pool on the balcony. Unit sizes range from 84 square metres for a one-bedroom to 230 square metres for a four-bedroom with maid's room. Handover is scheduled for September 2028, leaving roughly three and a half years of construction. Entry pricing starts at AED 2.18 million for a one-bedroom, a figure aligned with recent island launches yet noticeably above mainland projects of comparable finish.
Façade shaped like a frozen wave
The architecture borrows from coastal morphology: clean horizontal bands, layered textures mimicking sedimentary strata, gentle curves evoking tidal movement. The façade alternates glazed panels with matte surfaces to temper the Gulf's intense solar glare. Inside, the lobby relies on diffused ambient lighting and natural materials, pale stone paired with light-toned wood, extending the marine aesthetic without parody. The rooftop is communal rather than privatised as penthouses, offering a shared terrace oriented toward the canal and open sea. At eleven levels total, the building avoids the imposing scale of neighbouring towers and maintains a pedestrian-friendly presence.
Four typologies from compact one-bed to family four-bed
Samana Developers delivers four configurations here: one-bedroom (84 sqm), two-bedroom with store (143 sqm), three-bedroom with laundry (159 sqm), four-bedroom with maid's room (230 sqm). Several variants exist within each format, some featuring private balcony pools, others not. Floor plans reveal open kitchens, rectangular living rooms oriented seaward and bathrooms fitted with walk-in showers in natural stone. The four-bedrooms include dedicated staff quarters, explicitly targeting large families or owners planning high-end furnished rentals.
Amenities centred on water and wellness
The amenity programme revolves around two hubs. The first is aquatic: a communal pool flanked by timber decking, a children's splash pad, a separate kids' pool and a covered pool lounge. The second focuses on fitness and recovery. An indoor air-conditioned gym sits alongside an open-air training zone, allowing residents to alternate cardio in climate control with weights under the morning sun. The spa includes a steam room, sauna and massage cabins. A landscaped jogging track winds through the gardens, totalling roughly 400 linear metres. With only 56 units sharing these facilities, peak-hour congestion remains minimal compared to larger complexes.
Connectivity: fifteen minutes to the souk, twenty to the airport
Dubai Islands links to the mainland via Infinity Bridge and a network of internal roads nearing completion. From Samana Ocean Crest, Deira City Centre and the Gold Souk sit roughly fifteen minutes away outside rush hour. Dubai International Airport is a twenty-minute drive, convenient for frequent travellers or owners renting short-stay. Palm Jumeirah and JBR fall within the same time envelope. Downtown Dubai and Burj Khalifa require twenty-five minutes, reasonable though not negligible for professionals commuting to central business districts. RTA's planned marine transit network could shorten these durations, although no official timeline has been announced.
Buyer profile: short-let investor or seasonal resident
The AED 2.18 million entry point and limited unit count steer this project toward two buyer types. The first is the short-let investor targeting seasonal rentals: beach proximity, private pools and boutique building scale form strong marketing hooks for vacation-rental platforms. The second is the pied-à-terre buyer, often Gulf or South Asian, seeking a coastal retreat in Dubai without committing to a villa. Families with young children will find the splash pad and kids' pool practical daily conveniences. Conversely, purchasers chasing high-yield long-term rentals at lower price per square metre will likely look toward Jumeirah Village Circle or Arjan instead.
