131 residences across 73 floors: Muraba's low-density vertical bet

Muraba Veil stands 380 meters tall, making it one of the highest residential towers in this part of Dubai. The building contains 73 living floors yet houses only 131 apartments, averaging fewer than two units per level. This deliberate scarcity translates into generous layouts rather than maximized unit counts. Developer Muraba Properties, established in 2014 by Ibrahim Al Ghurair, commissioned Pritzker Prize winner RCR Arquitectes for the design. The Catalan studio, known for landscape-integrated structures, here experiments with sky gardens on most floors. Completion is scheduled for December 2028, with a payment plan that reserves 50% of the price until handover.

RCR Arquitectes enters the supertall category

Rafael Aranda, Carme Pigem and Ramon Vilalta founded RCR in Olot, a small town in Catalonia. Their portfolio includes the Tussols-Basil athletics stadium and the Bell-Lloc winery, projects celebrated for blending architecture with terrain. Muraba Veil marks their first high-rise in the Middle East. The facade alternates solid panels and voids to modulate daylight and views. Seven basement levels house parking on three floors and amenities on four, including a spa and an art gallery. Engineering partner WSP brings experience from complex regional towers.

Unit sizes from 356 to 1,424 square meters

The smallest configuration, a two-bedroom residence, covers 356 square meters with a 150-square-meter exterior garden. At the top end, the four-bedroom XL spans 1,424 square meters with a private pool measuring 21.9 by 2.9 meters. Ceiling heights range from 3.2 meters in standard units to 4.2 meters in the largest apartments. Every residence includes an open-air garden, unusual at this altitude. Duplexes offer double-height living spaces reaching 7.65 meters. Two parking spots come standard, rising to four for the biggest layouts.

Subterranean wellness across four basement levels

The Dune Club occupies floors B4 through B7. Facilities include experiential pools, sauna, steam room and treatment suites, plus a gym and multipurpose studio. Skylights channel natural light deep underground. A café and gallery space add a social layer beyond pure fitness. Residents can book housekeeping on demand and rely on round-the-clock concierge services. Valet parking operates at ground level, freeing residents from navigating the lower parking decks themselves.

Rooftop dining and recreation above the city

The roof hosts a fine-dining restaurant open to residents and their guests. A swimming pool sits alongside, offering unobstructed views toward Downtown and the Gulf. A padel court provides an active option at altitude, while a cinema room and majlis lounge cater to quieter gatherings. Children have a dedicated play area and open-air pool on a separate terrace. These collective spaces position the tower as a self-contained destination, reducing the need to leave the building for leisure.

Al Wasl: midpoint between Downtown and the beach

The site sits where Sheikh Zayed Road crosses the Dubai Water Canal. Downtown Dubai lies across the highway, reachable in minutes by car. Jumeirah Beach is a ten-minute bike ride or thirty-minute walk along the canal promenade. Safa Park and nearby equestrian clubs provide green escapes within the neighborhood. Annual service charges are estimated at AED 38 per square foot. This central yet residential setting appeals to buyers who want proximity to business districts without constant tourist foot traffic.
