About this project

Two linked islets, 24 villas and a helipad off Jumeirah

Amali Island brings together two islands within The World Islands archipelago, covering a total of 1,200,000 square feet, or roughly 11 hectares. The scheme counts just 24 residences. Divide the gross land area by the number of villas and you get more than 4,600 square metres per plot, clubhouse and shared areas included. That is a very low density, even by the standards of Dubai's private island segment. Each villa comes with a stretch of private beach up to 50 metres long, and the masterplan includes private berths along with a helipad. Handover is scheduled for December 2027, on a freehold basis.

The Sajwani children launch their own brand

Amali Properties is the company founded by Ali and Amira Sajwani, children of Hussain Sajwani, the founder of DAMAC. Both still hold senior roles at DAMAC: Amira runs sales and development there, while Ali oversees operations, technology and construction. The marketing material highlights Ali's background in island development, including a Mandarin Oriental project in the Maldives. For an investor, that is the detail worth weighing up. The Amali brand is young and its own track record on delivery is still limited, but it sits behind a family that has handed over tens of thousands of homes across the emirate. The group is also building Amali Residences, on the Dubai Canal in Al Wasl, in parallel.

EL ASTIC, HBA and SquareM split the design work

The architecture is by EL ASTIC, a studio based in Athens with offices in London, Toronto, Dubai and Cyprus, best known for its hospitality projects. The firm designed villas with two distinct facades, one facing the beach and one facing the interior of the island. Interiors were handed to HBA Residential, the residential arm of Hirsch Bedner Associates, which put together several selectable themes using natural stone, wood and textured materials within a neutral palette. Landscaping comes from SquareM, mixing native plants with imported species. The stated design thread is the ombu, a tree from the South American pampas known for its wide canopy, a nod to the project's spot within the cluster of islets named after South America (São Paulo and Uruguay both appear on the brochure's map).

Five or seven bedrooms, no other option

The range is limited to two layouts: five-bedroom villas and seven-bedroom villas. Each has its own private pool, jacuzzi and direct water access. Floor plans are open, ceilings are high, and panoramic glazing opens onto wide terraces with curved overhangs. The views on offer take in the sea, the Dubai skyline including the Burj Khalifa, Palm Jumeirah, Atlantis The Royal and the Burj Al Arab. By sticking to large floor plates only, the developer rules out buyers looking for a lower entry price point on the archipelago.

A two-storey clubhouse, residents only

The clubhouse is the island's only shared facility, and it's open to members alone. The ground floor holds two full wellness circuits (sauna, steam room, and both hot and cold plunge pools), two treatment rooms, a gym split into cardio, strength and yoga zones, a shop and a bar accessible straight from the pool. Upstairs there's a private bar with a cigar lounge, a teppanyaki counter, a restaurant with a private dining room, and a pool bar. A gourmet grocery and a juice bar round out the offering, which matters on an island where every errand means a boat trip. On the water side, the brochure lists a floating saltwater pool, elevated infinity pools, a kids' water area, plus jet-skiing, sailing, wakeboarding, kayaking, paddleboarding and flyboarding.

Three minutes from Madinat Jumeirah, by boat

Published travel times are given by boat or helicopter: 3 minutes to Madinat Jumeirah, 5 minutes to Palm Jumeirah, 6 minutes to the Jumeirah coastline and its private marinas, 9 minutes to DIFC, 10 minutes to Downtown. The international airport is 18 minutes away, and the Jetex VIP terminal is 20 minutes away. The map also places the project near the Las Vegas-inspired island backed by MGM and the Cavalli Couture development. This access model points to a specific buyer: a wealthy family who already owns a boat or uses a transfer service, and who will treat the villa as a second home or weekend retreat. Day-to-day logistics, staffing, deliveries, schooling, remain the questions to raise with the developer before signing anything.
