Golf Greens 2A stacks 31 residential floors on top of a three-level podium, capped by an accessible rooftop. The tower is the first phase of a four-building cluster called Golf Greens 2; the other three blocks (1A, 1B, 2B) are already sold out or under construction. Façade orientation maximises views over the Gil Hanse-designed 18-hole course that anchors DAMAC Hills. Handover is scheduled for March 2027, a standard build cycle for mid-rise concrete structures in Dubai. Entry pricing starts at AED 1.35 million for a one-bedroom, climbing close to six million for the largest three-bedroom townhouse.
Podium townhouses spread across three levels
Levels 1, 2 and 3 of the podium host duplex and triplex townhouses of two and three bedrooms respectively. Saleable areas range from 209 sqm for the smallest to 284 sqm for the largest, terraces included. Each unit has a private entrance and direct access to the landscaped podium gardens, blurring the line between apartment living and villa ownership. Floorplans show open kitchens flowing into living rooms plus ensuite principal bedrooms. The format appeals to families seeking community amenities without sacrificing private outdoor space, a combination rarely found at this price point within Dubai's golf-oriented developments.
One and two-bedroom apartments from floor 1 to 31
The 31 residential floors above the podium offer two unit types: a 67 sqm one-bedroom and a 101 sqm two-bedroom. Published plans reveal closed kitchens in the smaller layout and open kitchens in the larger one, an unusual configuration for a DAMAC release. Full-width balconies run along the living area, oriented southward toward the fairway. Announced finishes favour light tones, pale timber and matte surfaces, stepping away from the high-gloss palette often seen in the developer's marina projects. The architect is not credited, but the stepped façade detailing echoes earlier Golf Greens buildings delivered in 2022.
Indoor simulator and aqua golf on the amenity deck
Common facilities lean heavily into the golf theme. An indoor simulator lets residents practise their swing when summer temperatures exceed 45 °C. The aqua golf feature, a shallow pool dotted with target islands, turns putting practice into pool-side entertainment. A giant swing on the rooftop faces the 9th tee, doubling as a sunset viewpoint. A 3D printing studio for customising balls and apparel adds a tech-forward touch, however niche. Standard amenities such as infinity pool, gym, children's play area and barbecue stations round out the offering without surprises. Access to the Trump International clubhouse requires a separate membership.
DAMAC Hills: 42,000 residents and growing infrastructure
DAMAC Hills now houses roughly 42,000 people according to Dubai Municipality estimates, up from zero a decade ago. The Trump International Golf Club next to Golf Greens 2A hosted its first DP World Tour event in 2023, drawing regular visitor traffic. Three international schools (Jebel Ali School, Ranches Primary, Gems Metropole) sit within a ten-minute drive. Circle Mall, opened in 2021, offers 80 retail outlets and a Carrefour hypermarket. Sheikh Mohammed Bin Zayed Road is five minutes away, placing Business Bay within 18 minutes outside rush hour. Al Maktoum International Airport, currently expanding, lies 28 minutes to the south.
Buyer profile: resident golfer or rental investor?
The AED 1.35 million entry price positions Golf Greens 2A below the average for recent DAMAC launches in Dubai Marina or Business Bay. Two buyer profiles emerge. First, the expatriate golfer, often British or South African, who wants to live steps from his favourite course. Second, the mid-term rental investor banking on DAMAC Hills' continued densification and the shrinking pipeline of new golf-view apartments. The staged payment plan keeps initial capital outlay low. Freehold tenure guarantees full ownership in perpetuity, now standard in Dubai's designated investment zones.
