About this project

Seven storeys at most, right on the beach along the Spine of Palm Jebel Ali

The tallest of the three buildings that make up Palm Central Private Residences Phase 2 rises to seven residential levels. The other two top out at six and five. On an island where Nakheel mostly sells beachfront villas, this project goes for a middle ground on density: 220 homes according to the brochure, split between apartments and townhouses. The plot sits along the Spine, the central axis of Palm Jebel Ali, rather than on one of the fronds. Handover is set for September 5, 2030, which leaves buyers close to five years between booking and getting the keys.

Stepped facades, floor by floor

Each building follows a stepped design. Upper floors are set back from the ones below, and that setback creates wide terraces for the larger units at the top. The developer points to views and privacy as the reasoning, since the setbacks cut down on direct sightlines between neighbors. At ground level, each building sits on two floor levels, a lower ground floor and an upper ground floor, and the townhouses there open straight onto the landscaped deck and then the beach. Windows run floor to ceiling, and arrival happens through a covered drop-off that leads into a double-height lobby with its own outdoor terrace.

The Spine rather than the fronds

Location here brings real consequences. The Spine is where the island's neighborhood facilities are concentrated: a community center with a mosque, a sports and wellness center, a park, hotels and retail. A resident here will live closer to services than villa owners settled at the tip of the fronds. On travel times, the developer quotes 23 minutes to Bluewaters Island, 27 to Mall of the Emirates and 28 to Palm Jumeirah. Al Maktoum Airport (DWC) is 25 minutes away versus 40 for DXB, a gap that matters given Dubai has already started expanding DWC into what should eventually become its main airport.

From one-bedroom units to five-bedroom townhouses

The lineup covers one to four-bedroom apartments and four and five-bedroom townhouses. Some units come with a maid's room. The larger layouts add double-height living rooms and generous terraces, and the three and four-bedroom units shown in the brochure open onto balconies and terraces facing the common areas. This mix means buyers can get onto Palm Jebel Ali at a price point well below a Beach Collection villa. It targets two fairly different buyer types: the rental investor drawn to smaller units, and the expat family looking for a townhouse with direct beach access.

Private beach, padel and beach volleyball

The rarest amenity is still the private beach, connected to the gardens without having to cross a street. Facing it, an infinity pool looks out over the water. On the sports side, the masterplan includes a padel court, a beach volleyball court, an outdoor fitness area, an indoor gym with a private studio and a yoga studio. Families get indoor and outdoor play areas, a games room and an event lawn with barbecue facilities. A clubhouse and a raised wellness deck round things out, going beyond what you'd typically expect from a project of this size.

Nakheel and the 2030 horizon

Nakheel delivered Palm Jumeirah, so it knows the constraints of building on artificial islands. Palm Jebel Ali, though, sat dormant for more than a decade before its 2023 relaunch, and much of its infrastructure still needs to be built. Buying here is a bet on the progress of the whole island, not just on these three buildings. Freehold status opens ownership to foreign buyers, as it does throughout Dubai's designated zones. Before signing, buyers would do well to track construction milestones along the Spine closely, since the promised neighborhood facilities depend on them.
