About this project
Two layouts out of four include a study: Saeed Tarrad bets on remote work in Jebel Ali
Saeed Tarrad Real Estate Development has named its project after the district itself. The scheme brings together 242 residential units and 8 retail units, spread across a basement, a ground floor, three podium levels and fourteen residential floors. Of the four unit types on offer, two include a study room, which remains uncommon in a segment where developers usually squeeze out every square foot for short-term lets. The developer, known so far for its Celesto series in Dubailand, is moving into a new part of town and setting up in southwest Dubai. The commercial launch has not taken place yet. The official date, the Expression of Interest amount and the handover schedule will be announced later.
The study treated as a room in its own right
The range starts with studios of 350 to 380 square feet, or 33 to 35 square metres. Next come one-bedroom apartments of 565 square feet (around 52 square metres) and one-bedroom-plus-study apartments of 625 square feet (around 58 square metres). The largest layout is a two-bedroom-plus-study unit of 930 square feet, around 86 square metres. The 60 square foot gap between the standard one-bedroom and its study version gives a sense of the room's size: a compact work space, not a disguised second bedroom. This setup speaks to hybrid workers from the logistics and industrial companies based around the port, who spend part of the week working from home.
Eight retail units at ground level
The project counts eight retail units, the smallest measuring 974 square feet, or roughly 90 square metres. These units are sold separately from the apartments, which opens the scheme to investors who aren't necessarily after residential property. Their value will depend on how densely the area actually fills in once neighbouring buildings are completed. For now, Downtown Jebel Ali remains a construction zone where several developers, Azizi chief among them, are building in parallel. A buyer of a retail unit is therefore betting on a customer base that doesn't live there yet.
Three podium levels and fourteen floors of apartments
The massing follows the same formula Saeed Tarrad already uses in Dubailand: a three-storey base topped with residential floors. Here, that means fourteen residential floors plus a basement. The light-coloured facades combine large glazed openings, open balconies and darker vertical lines that break up the volume. The rounded podium and its landscaped terraces soften the tower's geometry. No architecture firm is named in the documents available.
An adults-only pool, an indoor gym
The amenities list is short and deliberately so. The pool is adults-only, which says a lot about the target buyer: singles or couples rather than families with children. The gym is indoor, a useful detail in a climate where outdoor workouts are avoided from May to September. Both amenities sit within landscaped leisure areas, likely on the podium rooftop. No cinema, no playground, no gender-separated facilities as seen at some neighbouring projects.
Three minutes to the Red Line
The developer states that a metro station sits about three minutes from the building. For a tenant working in Dubai Marina, Jumeirah Lake Towers or Jafza, that means getting by without a car day to day. The area also sits along the corridor linking central Dubai to Al Maktoum Airport, whose expansion is set to eventually handle most of the emirate's air traffic. This proximity supports medium-term rental demand, provided the new airport's timeline holds.
A project still at the announcement stage
At this stage, neither the launch date nor the payment plan has been made public. On Celesto Tower 2, Saeed Tarrad offered a 1% per month schedule, and the developer may well reuse a similar structure here. Nothing confirms this for now. An interested investor can get in early, but will be buying without a confirmed handover date. It's best to wait for the payment plan and RERA registration to be published before putting any money down.
