At Discovery Gardens, Samana brings back its cruise ship silhouette for a second phase

California 2 adds ten residential floors and extends a first building already on the market under the same name by Samana Developers. The developer repeats the same formula: a facade that mimics the hull of a cruise liner, and a private pool set on the balcony of each unit. Handover is scheduled for May 30, 2027. The project sits in Discovery Gardens, a residential district designed by Nakheel in the mid 2000s and long known for affordable rents rather than new-build schemes. This gap between the neighbourhood's image and the level of amenities on offer is the real question this project raises. Units are sold freehold, as is the case for all Samana launches.

Ten floors styled as a cruise liner

The architectural statement is deliberate: stretched horizontal lines, running balconies and rounded corners that echo the stacked decks of a ship. With ten residential levels, the building sits within the area's average scale, far from the towers of JLT or Dubai Marina. This limited height reduces the number of units per floor and makes it easier to fit the facade pools, which carry significant structural weight. The brochure does not name an architect, which is typical for Samana. The interiors follow the same direction, with a contemporary treatment the developer describes as futuristic without specifying the materials used.

Studios, one-bedrooms and duplexes with private pools

The unit mix covers studios, one and two-bedroom apartments, and duplexes. The published typical floor plans show two layouts: a one-bedroom with pool and a two-bedroom duplex with pool. The balcony pool remains the central selling point, and Samana has already rolled it out at JVC, Dubailand and Dubai Production City. The duplex is the most distinctive unit type here, since it is unusual in a ten-storey building at this price point. For a buyer, a private pool means higher service charges and more maintenance than a standard balcony. It's worth checking the service charge amount before comparing rental yields with nearby buildings that have no pool.

Rooftop tennis and movie screening corners on the agenda

Beyond the individual pools, the building includes a shared adults-only pool lined with sun loungers, plus a smaller pool for children. The rooftop houses a tennis court, an unusual feature for a residential project of this size. The amenity list also includes movie screening areas, a sauna, a jacuzzi and yoga classes. A gym, a kids' play area, covered parking, concierge service and CCTV round out the offering. These amenities clearly target medium-term rentals aimed at working professionals and young families, who tend to compare buildings based on shared facilities.

Between Sheikh Zayed Road and Sheikh Mohammed Bin Zayed Road

Discovery Gardens occupies a strip of land between the city's two main north-south arteries, next to Ibn Battuta Mall and Jebel Ali. The brochure lists Ibn Battuta, Dubai Marina, JBR, Bluewaters and JLT at 0 to 5 minutes away, and Burj Khalifa and Dubai Mall at 5 to 10 minutes. These figures look very optimistic. The project's own fact sheet instead mentions 15 minutes to Marina and JBR, and 20 minutes to Downtown, Global Village or IMG World, which fits reality better outside peak traffic hours. The area benefits from proximity to the metro's red line, an advantage for tenants working in Media City or Jebel Ali.

A second phase due for handover in May 2027

California 2 follows a first phase launched on the same site, which allows buyers to judge the product by looking at a neighbouring building before committing. Samana Developers keeps rolling out mid-sized launches across Dubai's outlying districts, each with a themed identity (Portofino, Manhattan, Ibiza) and standardised amenities. In Discovery Gardens, the developer now sits alongside other new-build schemes, including Trussardi Residences, a sign that the neighbourhood is moving away from its status as a cheap rental area. The May 2027 deadline leaves roughly two years of construction. As with any off-plan purchase in Dubai, investors should track progress through the escrow account registered with RERA.
