82 apartments, 31 residential floors and a hotel operator at the helm

Jumeirah Living Business Bay holds just 82 homes spread across 31 residential floors. For a 35-storey tower sitting on the Dubai Canal, that's a low density. Select Group is developing the building on the Peninsula, the masterplan it is building out itself in Business Bay. Operations are handled by Jumeirah Group, a subsidiary of Dubai Holding, which runs 24 hotels and more than 6,500 keys across the Middle East, Europe and Asia. The project is freehold, with handover slated for December 2025. It targets a buyer paying first for service and scarcity, ahead of square footage.

Jumeirah runs the building, not just its name

In many branded residences in Dubai, the hotel name amounts to little more than a licensing deal. Here, the brochure lays out a genuine operating structure: concierge, guest relations team, an on-site residential manager, valet, housekeeping and round-the-clock security. Owners also gain access to the group's loyalty programme, which includes a 10% discount at Jumeirah restaurants across the UAE and 15 to 35% off entry to Wild Wadi waterpark, depending on tier. These perks are secondary, but they show residents are treated as guests of the hotel operator. For resale, it's the strength of this operator that will matter most.

From two bedrooms to a full floor, no studios

The range starts at two bedrooms. There are no studios or one bedroom units, even though these make up most of the short term rental supply in Business Bay. The layouts include three two bedroom variants, three three bedroom variants, a standard four bedroom and a four bedroom simplex. Above those sit five bedroom duplex penthouses. With fewer than three units per floor on average, each apartment benefits from multiple exposures. Depending on orientation, it faces the canal, the Burj Khalifa, or both.

897 sqm on the 35th floor for a single owner

The top floor forms a single penthouse of 9,656 square feet, roughly 897 sqm. It has five bedrooms, two staff bedrooms, a library, a private gym, a sauna and a hammam. Two large balconies, one at each end of the tower, open onto a 360 degree view of the canal, Downtown Dubai and the Burj Khalifa. A unit like this often serves as a showcase for the rest of the tower. It will appeal mainly to a wealthy buyer seeking a primary residence, rather than a rental investor.

Floors 4 and 5 set aside for leisure

The podium groups amenities across two floors. Level 4 houses the pool deck, with a lap pool, a hydrotherapy pool, a jacuzzi and a yoga deck. Level 5 brings together the gym, a personal training studio, the sauna, the hammam and a cinema. There's also a teen lounge with video games and a shared study space. This kind of amenity offering is rare among Business Bay towers. It points to a family oriented target market, in line with the absence of smaller units.

Select Group builds out its own peninsula

Select Group, already behind a large share of Dubai Marina, is shaping the Peninsula as a planned cluster, with towers oriented to avoid blocking each other's views. Jumeirah Living Business Bay sits alongside other projects from the same developer, such as the 49 storey Peninsula Three and The Edge. At 35 floors and 82 units, it is the smallest and most upmarket tower in the cluster. Access runs via Al Khail Road and Sheikh Zayed Road. The developer cites roughly a 15 minute drive to the international airport and a short distance to the Dubai Mall. The glass facade, reflecting the canal, guarantees strong visibility from the opposite bank.
