A French executive nearing the sale of her company wanted a base in Bali, run as a holiday rental for the rest of the year. Lucretia secured a villa in the Ubud area, clarifying the legal framework of Indonesian land ownership.

Context & objective

The client was looking for a dual-purpose project: a personal retreat for a few weeks a year and an income-generating asset the rest of the time. Her main concern was the legal security of ownership in Bali, where land acquisition by a foreigner follows specific rules. She wanted a transparent structure with no grey areas, and a partner able to operate the property remotely.

The Lucretia strategy

We first set out the legal framework: an explanation of the ownership structures available to a non-resident, the use of an Indonesian notary, and thorough verification of titles and building permits. The choice fell on a villa near Ubud, an area prized for wellness tourism. We selected a local manager for the holiday rental and structured the operating agreement, clearly separating personal-use periods from marketed periods.

Outcome & support

The client now owns her villa through a legally secure structure, with rental operations entrusted to a manager overseen by Lucretia. She receives regular reporting on occupancy and maintenance, and retains control of her personal calendar. Lucretia remains her point of contact for balancing private use and income, with no guaranteed figures but clear visibility over the operation.
