The smallest studio at Mayyas at the Bay measures 34.2 sqm internally. The largest units are three-bedroom townhouses set at street level. Between these two extremes, Advanced Properties has drawn up close to ten distinct unit types to fill a building of 270 homes, comprising two basement levels, a ground floor spread across three plans and eight residential floors. Handover is set for October 30, 2026, on a freehold basis. What makes this project worth a second look isn't its height, which is modest, but the detail of its unit mix and its position on the western edge of Yas Island, between the Media Zone and the bay.

The brochure lists studios, junior one-bedrooms, standard one-bedrooms, one-bedroom lofts, one-bedroom duplexes, two-bedroom simplex and duplex units, three-bedroom simplex and duplex units, and two- and three-bedroom townhouses. Studios come in three sizes: 34.2 sqm, 36.46 sqm and 39.04 sqm internally, with terraces added on top depending on the unit. Duplexes and lofts are concentrated in the three podium levels, which gives them double-height ceilings that the standard floors don't offer. From level two through level six, the floor plan repeats with studios, junior units, and one- and two-bedrooms. Three-bedroom simplex units only appear on levels seven and eight, meaning limited numbers but the clearest views in the building.

A stepped white facade, a nod to ocean liners

The architectural choice is deliberate: a white volume broken into horizontal layers that recede as the building rises. The effect brings to mind the silhouette of a cruise ship, a fitting reference for a building facing a marina. Every unit comes with a balcony or terrace, a direct result of this stepped profile. The developer states that the interiors were designed specifically for this project. Heavy night lighting rounds out the look, a touch some buyers will like and others may find excessive.

Five minutes on foot from Yas Bay and Pier 71

The published coordinates (24°27'34.6"N, 54°35'47.8"E) place the plot right by the Yas Bay waterfront. The developer puts the restaurants and shops of the bay, including Pier 71, at a five-minute walk, and names the Hilton hotel as a neighbor. Etihad Arena, Yas Beach and Yas Marina are given at ten minutes. Abu Dhabi International Airport sits roughly fifteen minutes away by car. Ferrari World, Warner Bros World, SeaWorld and the Formula 1 circuit are all a few minutes' drive away on the island.

Built with twofour54 staff in mind

The brochure is upfront about its target market: young professionals working at Abu Dhabi's Media Zone and at twofour54, both located on Yas Island. This group tends to rent studios and one-bedrooms first, which explains their weight in the overall unit mix. For an investor, that mix points toward long-term leases to media industry staff, or short-term rentals on concert nights and during Grand Prix weekend. The townhouses and three-bedrooms target a different buyer, families looking for ground-floor access or a top-floor unit. Mixing these two buyer profiles in a single building is something to watch when it comes to managing the owners' association.

A rooftop dedicated to sport, a temperature-controlled pool

The gym sits on the roof, with changing rooms and showers attached, rather than in the usual basement spot. The pool is advertised as temperature-controlled, a useful feature under the UAE climate where outdoor pools tend to run warm in summer. Also included are a separate adult pool, a covered play area for children, a yoga studio, a meditation zone and an outdoor fitness area. On the services side, reception is staffed around the clock, security runs 24 hours a day with CCTV coverage, and the two underground parking levels include EV charging points. Units come fitted with smart home systems and central air conditioning.

Advanced Properties, founded in 2021 after Masdar City

The developer is a young one. Advanced Properties was set up in 2021 by construction professionals who had previously worked under a different name at Masdar City. Mayyas at the Bay is one of two projects the company currently has underway on Yas Island, alongside The Icon Tower. With no completed handover yet under its current name, buyers should keep a close eye on the construction timeline and the escrow account. The October 2026 deadline will serve as the company's first real public test.
