Two Sister Towers, 679 Homes and a Separate Dining Room From the First One-Bedroom Up

Selina Bay comprises 679 units split between two buildings, West and East, set on a 75,000 sqm plot in the southern part of Yas Island. The split between the two is far from even: 507 units in the West tower against 172 in the East. Reportage Properties has mixed studios, one- to three-bedroom apartments, duplex penthouses and four-bedroom townhouses into the scheme. Handover is scheduled for December 2027, on a freehold basis. The most telling detail sits in the floor plans: every single one-bedroom apartment comes with a separate dining room, a feature that isn't common at this price point in Abu Dhabi.

Seven Minutes on Foot From Etihad Arena

The project sits within Yas Bay, the mixed-use district that the island's master developer is building around a waterfront, residential blocks and a Media Zone. The brochure places Etihad Arena seven minutes away on foot, making Selina Bay a near direct neighbour of the capital's main concert venue. By car, Yas Beach and Ferrari World are quoted at five minutes, Yas Waterworld at six, and Yas Mall as well as Warner Bros World at ten. The developer lists the international airport at 12 minutes, while other sources put it at 15, a gap worth keeping in mind. Saadiyat Island (20 minutes), Al Reem Island (30 minutes) and Dubai (45 minutes) round out the picture, with access to Sheikh Zayed Bin Sultan Road roughly five minutes away.

Two Basement Levels and 18 Floors Rising to 72.80 Metres

Both buildings share the same layout: two basement levels, a ground floor and 18 residential storeys. The spec sheet gives a total height of 72.80 metres (the Arabic version lists 72.08 metres, likely a typo). Parking is fully underground, with 600 bays in the West building and 208 in the East, working out to roughly 1.2 spaces per unit. That ratio holds up well for an island where almost every trip is made by car. The finishes on offer are standard for this market: double glazing, central air conditioning, built-in wardrobes, fibre optic connectivity and a shared satellite dish.

One-Bedrooms From 77 to 91 Sqm, Each With a Laundry Room

The West building carries most of the inventory: 101 studios, 173 one-bedrooms, 132 two-bedrooms and 67 three-bedrooms, plus 18 duplex penthouses (nine with three bedrooms, nine with four) and 16 three-storey townhouses. The East building follows the same mix on a smaller scale, with 36 studios, 64 one-bedrooms, 38 two-bedrooms, 26 three-bedrooms and eight larger units. Studios come in at around 39 sqm of internal space. One-bedrooms range from 77 sqm (Type A) up to nearly 91 sqm (Type C, which adds a walk-in closet), each fitted with an enclosed dining room and a laundry room. On top of these internal areas, outdoor space varies considerably: ground-floor Type A units can come with terraces up to 57 sqm, while typical floors get only a balcony of a few square metres.

Twelve Lifts and Three Lobbies for 679 Households

Amenities are mirrored, one set per building: two large swimming pools, two kids' pools, two gyms and two play areas. The brochure also lists 12 passenger lifts, two service lifts and three entrance lobbies, numbers that matter for a community of this size. A dedicated pet area and a dog-walking path also feature on the plans, something rarely seen in Yas Island residences. Rounding things out are barbecue areas, shaded seating, a yoga studio, a sports court and ground-floor retail. Round-the-clock security and concierge services complete the offering.

Reportage Builds Out Its Footprint on Yas

Reportage Properties describes itself as one of the largest private developers in the UAE, also active in Egypt, Turkey and Morocco. Its track record centres on affordable housing, and Selina Bay carries that through with 137 studios and 237 one-bedrooms across the whole scheme. Elsewhere on Yas Island, the group is also developing Perla 1, built around duplexes and townhouses, while Selina Bay leans into scale and unit variety instead. The likely buyer profile splits two ways: rental investors targeting staff working in the island's leisure and events industry, and expat families drawn to the three-bedroom units and townhouses. With handover set for late 2027, the timeline is worth watching closely, since a project of this size rarely gets delivered without some slippage.
