About this project

Seventeen floors of housing in a free zone built for shipping containers

Jafza is home to thousands of registered companies, but very few freehold apartments. Azizi Arian is one of the rare exceptions, according to Azizi Developments' own brochure. The building runs to twenty-seven levels in total: three basements, a ground floor, a mezzanine, five podium floors, seventeen residential floors and a roof. The unit mix covers studios plus one, two and three-bedroom apartments, with retail space at the base of the tower. Handover is set for 31 December 2027, and Jebel Ali metro station sits one minute away, or "0 minutes" according to the sales material.

Living in Jafza, a status that's still rare

The Jebel Ali free zone grew up around the port, the largest in the Middle East, and the warehouses that serve it. Housing here has historically been scarce or limited to worker accommodation leases. Azizi markets Arian as one of the few freehold residential buildings in the area, meaning a foreign buyer can own the unit outright. That matters more here than in most parts of Dubai, since it opens up a rental market that neighbouring districts such as Discovery Gardens or JLT have traditionally captured. Staff working in the free zone no longer need to cross Sheikh Zayed Road every morning just to get home.

Five podium floors before the first apartment

The first residential unit sits above the mezzanine and five podium floors. This base houses covered parking, retail and shared amenities, keeping the apartments well clear of street level and logistics traffic. The facade uses balconies offset from floor to floor, creating a rippling effect up the height of the tower. The developer pairs smooth white curves, glass balustrades and warm-toned louvres. Planting cascades down from the upper levels. This design language is now familiar across Azizi's portfolio, but it carries more weight here, spread across seventeen inhabited floors.

Taller than Rose, Lina and Wares

Azizi is developing several towers at once across Downtown Jebel Ali. Azizi Wares runs to seven residential floors, Azizi Rose eight and Azizi Lina nine. With seventeen floors of homes, Arian sits well above these projects, though it still falls short of Eleve, Deyaar's 37-storey tower. It also surpasses Suburbia, DAMAC's fourteen-floor development. For an investor, this extra height means more units on higher floors and therefore clearer views over the port and the free zone. It also means a larger body of co-owners, with the service charges and management implications that come with it.

A cinema room, billiards and a children's pool on the podium

The amenity list goes beyond the usual baseline for this segment. A cinema room and a billiards area supplement the clubhouse and lounge, giving residents somewhere to go without leaving the building. Families get a dedicated children's pool, separate from the main pool, plus a play area. The gym is shared, with no separate men's and women's sections. Security and CCTV run around the clock. In a district still short on restaurants and entertainment, these in-house facilities carry real weight for rental appeal.

Jebel Ali metro and Sheikh Zayed Road right outside

The brochure claims immediate access to Jebel Ali station on the Red Line and direct access to Sheikh Zayed Road. Ibn Battuta Mall is billed as five minutes away, Jumeirah Lake Towers eight. Dubai Marina, JBR and Expo City Dubai sit around ten minutes out. Al Maktoum Airport, set to become the emirate's main air hub, is eighteen minutes away, and Downtown Dubai twenty. These drive times come from the developer and are measured outside peak hours.

Who buys a three-bedroom next to a port

The studios and one-bedroom units target managers and technicians working at Jafza companies, more than a hundred of which rank on the Fortune Global 500 list according to Azizi. This group often rents under corporate leases, which helps stabilise occupancy. The two and three-bedroom units are pitched more at expat families looking to cut their commute. The children's pool and play area back up this second target market. One thing remains uncertain: the area's schools and retail offering will need to catch up if these families are going to stay beyond a first lease.
