Cinema, separate gyms and retail: Azizi Gabriel stacks amenities beneath its apartments

At Azizi Gabriel, men and women each get their own gym. That detail says a lot about the tenant profile Azizi Developments has in mind for Downtown Jebel Ali, a district packed with employees who commute in from across the region. The building holds eleven residential floors sitting on a three level podium, two ground floors and four basement levels. It offers studios, one and two bedroom apartments, plus ground floor retail. Handover is set for December 31, 2028, on a freehold basis.

Four basement levels for eleven floors of housing

Counting the roof, the building runs to 21 levels total, yet only eleven are given over to homes. That ratio is unusual. Nearly half the building's height goes to parking, retail and shared facilities. The facade steps back in a series of setbacks, finished in a dark tone, with glass balustraded balconies marking each floor. At night, linear LED strips trace the horizontal lines of the volume, and dense landscaping wraps around the base. The developer is clearly betting on a silhouette that stands out along Sheikh Zayed Road rather than on sheer height.

From studio to two bedroom, with shops downstairs

The unit range tops out at two bedrooms. There are no three bedroom units and no penthouses, which rules out large families from the start. According to the brochure, interiors follow a European inspired look, in light neutral tones, with layouts built to cut down on wasted space. The ground floor retail matters here: in an area still under construction, a corner shop or a café at the base of the building can change a tenant's daily routine. For a landlord, that retail also makes the address more attractive in the early years, before the neighborhood fills in.

Three podium levels dedicated to leisure

The podium carries most of the building's services. The private cinema and the games lounge target residents who spend their evenings on site, given the lack of leisure options in the immediate area. The multipurpose hall can double as a meeting space or a party venue, something studio buildings often lack. On the water side, the project includes two separate pools (adults and children) around a terrace, plus a covered play area. Round the clock security, CCTV and parking round out the everyday essentials.

Tenants who work at JAFZA

Gabriel's real selling point is its economic neighborhood. The Jebel Ali Free Zone (JAFZA), described by the developer as the largest in the world, sits right next door, along with Jebel Ali Port. More than a hundred Fortune Global 500 companies are based in the area. Their managers and technicians make up a steady rental demand, one that mostly looks for studios and one bedroom units close to the office. Life Pharmacy metro station is 8 minutes away, as are Expo City Dubai and Dubai Parks & Resorts. Al Maktoum Airport (DWC), set to take over from DXB, is 18 minutes away, and Downtown Dubai is 25.

Azizi doubles down on Downtown Jebel Ali

Gabriel is not Azizi's first address in this district. Azizi Rose, also due for handover in 2028, offers studios and one bedroom units across eight residential floors. Gabriel goes higher and stretches to two bedrooms, widening the target audience somewhat. Competition around it is not scarce either: Deyaar is building a 37 floor tower with Eleve, DAMAC is backing Suburbia, and Samana is selling Portside. Against these projects, Gabriel stands out for the sheer scale of its amenities relative to its size. Construction pace is worth watching, since several comparable buildings in the area are due for handover around the same time.
