Azizi Lina targets a late 2027 handover, ahead of Azizi's other Jebel Ali towers

Azizi Developments has set December 31, 2027 as the handover date for Azizi Lina. In Downtown Jebel Ali, the developer is building several towers at once, and Azizi Rose, Azizi Gabriel and Azizi Abraham are all slated for 2028. That means Lina should land before them. The building itself stays compact: three basement levels, a ground floor, three podium levels, nine residential floors and a rooftop. The unit mix runs from studios to three-bedroom apartments, with retail units at ground level. For a buyer looking to rent out quickly in this area, timing matters as much as location.

Three basement levels, three podium floors, nine floors of homes

The building reads in three layers. Underground, three basement levels hold the parking. That's a substantial amount of parking for a building this size, and it frees up the podium from surface-level parking spaces. Above that, the three podium floors house the retail and the shared amenities. The nine residential floors sit on top, and the higher units gain clearer views over the Sheikh Zayed Road corridor. According to the brochure, the facades are glazed floor to ceiling. That's a common choice in Dubai, but it raises heat gain, and buyers should check the glazing specs once the technical sheet comes out.

The three-bedroom unit rounds out the lineup

Most recent projects in Downtown Jebel Ali lean heavily toward smaller units. The area houses a lot of single employees who work in the nearby free zone. Azizi Lina also offers studios and one and two-bedroom apartments, but it goes up to three bedrooms. That larger format targets families looking to live close to their workplace rather than in Dubai Marina or JLT, where rents run higher. The planned amenities point in the same direction. Part of the offering is clearly built with children in mind.

A kids' pool, a cinema and a games room under one roof

Several amenities are aimed squarely at families. A dedicated kids' pool sits alongside the shared pool and its deck. Children also get two play areas, one indoor and one outdoor. The indoor area stays usable from June through September, when playing outside at midday becomes rough going. The podium also includes an indoor cinema, a video games room and a multipurpose hall that could double as a space for owners' meetings or birthday parties. The gyms are split by gender, and a yoga space rounds out the offering. Security runs around the clock, with CCTV coverage.

Life Pharmacy metro station three minutes away, Jafza next door

According to the brochure, the Life Pharmacy metro station on the Red Line sits three minutes from the building. Access to Sheikh Zayed Road is direct. Ibn Battuta Mall is listed at 8 minutes, Dubai Marina and JBR at 12 minutes, as is Dubai Parks and Resorts. Jumeirah Lake Towers and Expo City Dubai are 15 minutes away, Palm Jebel Ali 20 minutes and Al Maktoum Airport 25 minutes. Jafza, the free zone attached to the Middle East's busiest port, sits right next door, and its workforce forms the most obvious source of rental demand. The expansion of Al Maktoum Airport could push even more activity toward this southern corridor.

Azizi is building a string of towers across Jebel Ali

Lina is part of a series of buildings Azizi is putting up in Downtown Jebel Ali. The projects share a similar scale, amenity-packed podiums and ground-floor retail. That concentration has an upside: the developer controls a sizeable share of the area's new supply, which makes it easier to bring in services and shops. It also creates a risk. Several comparable towers will hit the rental market between late 2027 and 2028, and competition on rents could tighten. Handing over a few months ahead of the rest would give Lina a real head start, provided construction stays on schedule. Buyers would do well to keep a close eye on progress.
