Azizi Noura has fifteen levels in total: a ground floor, three podium floors and eleven floors of apartments. The scale is modest by Dubai standards, but it matches what Azizi Developments builds in series across Downtown Jebel Ali. The project includes studios, one bedroom and two bedroom units, with retail space at ground level. What sets it apart is a pair of separate gyms, one for men and one for women, a feature still uncommon in rental buildings at this price point. Handover is scheduled for 30 December 2027, as freehold property.

Three level podium, eleven floor tower

The building reads as two distinct volumes. At the base, a wider podium houses the lobby, retail units and parking. Above it, a narrower tower rises eleven residential floors. The facade mixes light panels with curved elements, and most units come with a balcony closed off by a glass balustrade. No architect is named in the available documents, which is typical for Azizi, since design work is generally handled in house.

Separate gyms, cinema room and games room on the podium

The amenities list resembles that of other Azizi projects in the area: a shared pool, a landscaped sun deck, a lounge, an indoor multipurpose space. Two things stand out. The first is the separate indoor gyms for men and women, which answer a real demand from part of the Gulf and South Asian resident base. The second is the combination of a cinema room, a gaming lounge and an indoor kids' play area. With these three indoor spaces, the building stays usable from June to September, when outdoor areas become hard to use in the afternoon.

Studio to two bedroom, nothing larger

The unit mix stops at two bedrooms. No three bedroom units, no penthouses, no duplexes. This choice clearly targets rentals to single professionals or couples rather than larger families. The natural tenant base works at Jafza, the neighboring free zone, or at logistics companies set up along Sheikh Zayed Road. The brochure highlights more than one hundred Fortune Global 500 companies present in the area, a point investors should read as a signal of rental demand rather than a guarantee.

Three minutes from Life Pharmacy, twenty-five from DWC

The Life Pharmacy metro station is three minutes away, according to the developer. Ibn Battuta Mall is eight minutes away, Dubai Marina and JBR are twelve minutes away, as is Dubai Parks and Resorts. Expo City Dubai and Jumeirah Lake Towers are fifteen minutes away. The most telling figure, though, is the twenty-five minute distance to Al Maktoum Airport (DWC), whose expansion is set to make it the emirate's main air hub over time. Palm Jebel Ali, where construction has resumed, is twenty minutes away.

Azizi's fourth building in the same area

Noura follows Azizi Arian, Azizi Abraham and Azizi Wares, all located in Downtown Jebel Ali. The developer is running a cluster strategy here: several mid-size buildings delivered within a close timeframe, with comparable specifications. For buyers, this means competing rental supply right next door once handover happens. Nearby, Deyaar is building the 37-floor Eleve and DAMAC is delivering the two Suburbia towers. With eleven residential floors, Noura ranks among the smaller volumes in the area, betting on amenities rather than height or views.

Deadline set for 30 December 2027

The contractual date falls right at the end of 2027. Arian, Wares and Amir, from the same developer, are targeting the same window. Azizi has already delivered several thousand units in Al Furjan and Meydan, but some of its projects have faced delays in the past. It's worth checking actual progress through the RERA register and the escrow account before signing. A delay of just a few months on a year-end handover can also push the first rental income into the following fiscal year.
