About this project

Curved balconies across eight floors, facing the Jebel Ali free zone

Azizi Rose has twelve levels in total: a ground floor, a three-storey podium, eight residential floors and a rooftop. That is a modest scale for Downtown Jebel Ali, where Deyaar is building a 37-storey tower called Eleve. Azizi Developments is clearly not chasing height here. The developer is betting on a recognisable silhouette and a limited unit mix of studios and one-bedroom apartments only. Handover is scheduled for December 31, 2028, on a freehold basis. The project is aimed mainly at skilled workers employed in the neighbouring JAFZA free zone.

Stacked horizontal bands as the main facade feature

The architectural approach is obvious at first glance. The facade is built from stacked horizontal bands that ripple across the building, and each wave forms a rounded balcony. From a distance, the tower reads as a fluid shape rather than a rigid block. This organic language stands apart from the orthogonal, glass-heavy facades that dominate most recent projects in the area. No architecture firm is named in the available documents, so the form itself remains the main point of differentiation, without a known design signature behind it.

Studios and one-bedrooms only, no other layouts

The scheme offers just two unit types: studios and one-bedroom apartments, described in the brochure as "spacious." Exact floor areas are not disclosed in the materials released so far, so buyers will need to check the actual plans before booking. This mix rules out families with children from the start. Yet the amenity list includes a kids' pool and a covered play area, which is a bit of a mismatch. Right next door, Empire Jebel Ali follows the same pattern, with 54 studios out of 116 units. Downtown Jebel Ali is filling up with small-format units, so rental competition will be real once these buildings are handed over.

Two separate gyms, one for men and one for women

The gym setup is not a single shared space. Azizi is building two indoor gyms, one for men and one for women. That detail matters to part of Dubai's rental market, particularly female residents who prefer to train separately. On top of that, there is an indoor cinema, a gaming lounge and a multipurpose hall, amenities built for tenants who spend their evenings on site. The adult and kids' pools sit on a shared pool deck, backed by landscaped areas and ground-floor retail. Security runs around the clock, with on-site guards and CCTV coverage.

JAFZA workers as the core target market

The brochure claims more than 100 Fortune Global 500 companies nearby, clustered in the Jebel Ali free zone and around the port, the busiest in the Middle East. For a manager or technician working at one of these firms, living in Jebel Ali means skipping the daily commute to Dubai Marina or JLT, which sit 12 minutes away outside peak hours. The Life Pharmacy metro station is billed at 8 minutes, as are Expo City Dubai and Dubai Parks and Resorts. Al Maktoum International Airport (DWC), set to become the emirate's main airport, is 18 minutes away. Downtown Dubai remains 25 minutes off, a reminder that this address works first and foremost as a work address.

Azizi, somewhere between Burj Azizi and neighbourhood buildings

Azizi Developments is best known for large-scale communities such as Riviera in Meydan or Venice in Dubai South, as well as for the Burj Azizi project on Sheikh Zayed Road. With Azizi Rose, the developer returns to a smaller format, a neighbourhood building deliverable in roughly four years. Nearby, DAMAC's Suburbia rises to 14 storeys, while Imtiaz's RAW District targets creatives with loft units. Azizi Rose sits between the two: lower than its neighbours, but with a more elaborate facade than average. Before buying, investors should above all check construction progress against the late 2028 deadline, since handover delays remain common in this market.
