About this project
Forty occupied floors split across two blocks, with handover pinned to 31 December 2025
Opalz isn't chasing height. Danube Properties spreads its units across two towers of twenty residential floors each, sitting on a shared base of two basement levels, a ground floor and two podium levels. Each tower tops out with a fitted-out roof level. The unit mix runs from studio to three-bedroom, and every unit is delivered furnished, down to the furniture and kitchen. The announced handover date is 31 December 2025, which puts the project in its final stretch just as resale buyers start looking at it. The ownership structure is freehold, as is standard across this entire district.
Two 20-storey towers on a shared base
The site plan keeps things simple. Both towers share everything below their residential floors: covered basement parking, a ground-floor lobby and shared amenities spread across the two podium levels. This setup cuts down on the number of lifts and lobbies to maintain, which translates into lower service charges over time. The developer points to low-impact building materials and energy-efficient technologies, without naming a specific certification in the brochure. A careful buyer should ask for the technical specifications rather than take that claim at face value. Electric vehicle charging points, however, are confirmed on the amenities list.
Open-air rooftop cinema, padel at podium level
The brochure names the roof the "Crown of the Tower" and places an open-air cinema there, next to a panoramic sky deck. With only twenty floors, the view is that of a mid-rise neighborhood, not a Downtown tower, and buyers should go in with that expectation. At podium level, the pool comes fitted with an aqua gym module and a counter-current machine, allowing for actual lap swimming within a residential-sized pool. Danube adds a padel court said to meet professional standards, a sport that has seen strong demand in Dubai in recent years. The rest of the amenity list follows the developer's usual template: gym, yoga studio, jogging track, beauty salon, business center, multipurpose hall, and a prayer room with an ablution area.
On-call doctor and nanny service, both subject to approval
Two brochure promises stand out from the rest. The first is a doctor on call 24 hours a day. The second is a childcare facility with an on-site nanny. Both come with an asterisk: they remain subject to authority approval, so there's no guarantee either will be up and running on handover day. For an investor counting on these services to attract family tenants, that distinction matters. The concierge service and round-the-clock security with CCTV, by contrast, come with no such caveat.
Kitchen, bathrooms and furniture included
Danube hands over its apartments fully fitted out: furniture, bathroom fixtures and modular kitchen equipment are all part of the price. This model, which has become something of a trademark for the developer, shortens the gap between handover and the first lease. It also cuts down on fit-out costs, which remote buyers tend to underestimate. The trade-off is standardized furniture, identical from one unit to the next, which some higher-end tenants find impersonal. The studio-to-three-bedroom mix lets the project target both single young professionals and families looking for more space outside the priciest neighborhoods. The brochure cites a rental yield of up to 8%, a figure Danube itself frames as market-dependent.
Twenty floors against a skyline of 40-storey towers
Dubai Science Park, near Al Barsha South, is seeing considerably taller developments go up around it. Binghatti Hills reaches 41 floors, and Skyhills Residences comes in at 40 and 33. Opalz sits at the other end of the scale, with lower density and fewer neighbors per floor. On access, Sheikh Zayed Road is close by, and Mall of the Emirates metro station serves as an entry point onto the Red Line. The mall of the same name is said to be about a 7-minute drive away, with Dubai Mall and Burj Khalifa roughly fifteen minutes out off peak hours. Several schools sit nearby, which reinforces the project's pitch to families.
