Harbour Gate stands out first for a simple reason: the project is finished and has been handed over since August 2022. Emaar Properties built it at the entrance to Dubai Creek Harbour, across two towers of 31 and 37 storeys that share a common podium. The scheme covers 1 to 4 bedroom layouts, with sizes ranging from roughly 63 sqm for a one bedroom unit to over 153 sqm for a three bedroom apartment. Unlike many neighbouring sites still under construction, a buyer here sees the finished product, the completed canal and the promenade already open. Burj Khalifa and Dubai Mall are said to be ten minutes by car, Palm Jumeirah and Dubai Marina twenty five. This dual proximity, protected wildlife on one side and downtown on the other, explains part of Creek Harbour's positioning as a second urban hub rather than just another residential extension.

Amenities sit within the usual Emaar standard, though a few details are worth noting. The podium houses separate heated pools for adults and children, lined with sun loungers, which extends their use into the winter months. A modern gym, a maintained play area and a kids' club round out the offering. Accessibility for people with reduced mobility is built in, along with central air conditioning, CCTV security and pet friendly rules. The whole package targets families looking for a building that already runs smoothly, with no construction work or building sites next door.

An expat family buyer on a finished product

The buyer profile comes through fairly clearly. Harbour Gate's freehold status appeals mainly to expat families based in Dubai who want to move in right away or rent out a unit that's already delivered and occupied. Two and three bedroom units draw the most interest, matching the needs of households with children drawn to the schools and the nearby wildlife sanctuary. Investors find a mature rental asset here, in a neighbourhood where shops, nurseries and restaurants are already up and running. That's a different logic from the off plan towers nearby, where the bet is on future value growth. Here, delivery risk is simply off the table.
