About this project

Four bedroom villas set against three polo grounds, south of Dubai

Selvara 4 is the fourth release of a single scheme launched by Emaar Properties at Grand Polo Club and Resort, and the twelfth entity listed on the community's master plan. The product is easy to summarise: contemporary villas, all in a four bedroom layout, sold freehold. Handover is scheduled for 30 May 2029. What sets the address apart from Dubai's standard villa communities is its equestrian core, with polo grounds, private stables and a clubhouse placed right next to the homes. Emaar's bet here is as much thematic as residential, and it plays out in a district that is still largely undeveloped, between Emirates Road and Al Maktoum Airport.

The Green Core: three polo grounds and stables

The master plan is built around a central space the brochure calls the Green Core. It brings together three polo grounds, private stables and a clubhouse with an architecture built on straight, solid lines. Selvara 4 sits a short distance from this core, making it one of the subsections best positioned relative to the equestrian facilities. For a horse owner, being close to the stalls and grounds genuinely changes daily life. For everyone else, the Green Core mainly works as a large landscaped park that keeps visible built density down from the gardens.

One typology only: the four bedroom villa

Emaar did not mix formats on this phase. Every unit is a four bedroom villa, with no townhouses or apartments to bring down the entry price. The choice clearly targets families with children, whether they are moving in themselves or buying to lease long term to expatriates. The floor plans favor large volumes and a direct flow between living areas and the outdoors. For an investor, such a uniform offering makes resale value comparisons easier, but it also means facing more direct competition from neighboring phases sold in the same format.

Clay tones, stone and travertine floors

The brochure sets out a materials palette more detailed than usual. Facades combine clay tones, stone and neutral shades, on simple, understated silhouettes. Inside, Emaar specifies travertine floors, hand finished woodwork and veined stone. The overall look stays contemporary and restrained, a departure from the neoclassical style still common in some of the city's villa communities. These finishes will need to be checked against the show units, since the actual build quality often differs from launch renderings by the time keys are handed over.

Five minutes from Al Maktoum, half an hour from Downtown

Grand Polo Club and Resort sits in south Dubai, near Dubai Investment Park and the Expo City hub. Al Maktoum Airport is roughly a five minute drive away, and Expo City about ten minutes. Downtown Dubai takes between 25 and 30 minutes, Dubai Hills Estate around twenty. The entire case for the location rests on the planned expansion of Al Maktoum, set to become the emirate's main airport, and on the growth of Dubai South around it. No metro line currently serves the site, so a car remains essential.

Fourth phase of a master plan still under construction

Selvara 4 follows Selvara, Selvara 2 and Selvara 3, and shares the site with Chevalia Estate, Chevalia Fields and the three Montura phases. Rolling out a project in successive phases is Emaar's usual approach, already applied at Arabian Ranches and Dubai Hills Estate. The developer reports more than 118,400 homes delivered worldwide and 50,500 under development, with a net profit of AED 17.5 billion for fiscal year 2024. That financial track record lowers the risk of major delays, though it does not remove it entirely. Handing over in 2029 also means buyers will be moving into a neighborhood where several adjoining phases may still be under construction.
