About this project
Five floors for cars, twelve for residents: the vertical logic behind Lumina
Out of the eighteen levels that make up Lumina by Vision, five are dedicated primarily to parking. The basement, ground floor and three podium levels house parking spaces and the building's technical services. Above that, twelve typical floors contain studios, one bedroom and two bedroom units. A rooftop level tops off the building with a leisure zone and a pool. Vision Developments has placed this project in Liwan, part of the Wadi Al Safa 2 area within Dubailand, with handover slated for the fourth quarter of 2028.
A parking podium that frees up the upper floors
The decision to dedicate three podium levels to parking, on top of the basement, is deliberate. It allows the building to accommodate vehicles without digging multiple basement levels, an expensive option on Dubailand plots. As a result, the residential units start fairly high up, which clears the sightlines for the lower apartments above the low rise buildings nearby. The trade off is familiar: a bulky podium does little for street life, since no retail space is planned at ground level. Residents will have to rely on malls and neighborhood amenities in the surrounding areas for daily errands.
Rounded balconies and a light facade streaked with dark accents
The architecture follows a contemporary line without going for anything flashy. Light colored facades carry dark contrasting elements, and large glazed openings run across the residential floors. Balconies with rounded corners soften the overall silhouette, while long horizontal lines give the building structure. The podium stands out through a layered horizontal treatment, a way of dressing up the parking levels rather than leaving them as blank walls. No architecture firm is named in the available documents.
From 35 sqm studios to 86 sqm two bedroom units
The unit mix stays tight, limited to three typologies. Studios start at around 374 square feet, roughly 35 sqm. One bedroom units begin at 588 square feet (close to 55 sqm), and two bedroom units at 921 square feet (around 86 sqm). These sizes match mid tier standards in Dubai, neither particularly generous nor overly compact. The absence of three bedroom units or duplexes makes it clear the project isn't aimed at large families.
Adults only rooftop pool, cinema and gaming lounge
The most visible amenity sits at the top: an adults only pool surrounded by a lounge area. A private cinema and a gaming lounge round out the offer, two spaces that speak more to young professionals and flatmates than to families. The gym is indoor and equipped, which matters under the local climate where outdoor training becomes tough from May through October. A shared lounge and a barbecue area complete the list. Taken together, it's a coherent amenity package for a building of this size, without going overboard.
Liwan, between Silicon Oasis and the rest of Dubailand
Liwan is one of those Dubailand districts that has filled in over time through waves of mid sized residential buildings. The area sits close to Dubai Silicon Oasis and Academic City, two hubs that supply a pool of workers and students. Access runs through the main roads linking Dubailand to the city center, since the metro doesn't reach the neighborhood. That profile naturally points rental demand toward car owning professionals looking for rents below those in Business Bay or the Marina. The large number of parking spaces makes sense in that light.
Late 2028, with a payment plan still to be confirmed
The brochure sets completion for the fourth quarter of 2028, with mid December given as the indicative date. The payment plan appears as a heading in the developer's listing, but without figures at this stage, and the sales launch date hasn't been announced yet. Vision Developments is simultaneously running VERDE in Dubai Sports City and VISTA in Dubai Production City, two projects due in 2027 in comparably positioned neighborhoods. Lumina therefore fits into a consistent lineup of mid sized buildings located outside the central districts. Buyers would do well to wait for the payment schedule before drawing comparisons with these neighboring projects.
