Private pools cantilevered above the 50th floor
Select units, primarily Royal Suites and Royal Wings, include private pools integrated into the balcony slab. Engineering such features above the fiftieth floor requires reinforced concrete decks, redundant waterproofing layers and dedicated plumbing risers. The brochure calls these dynamic balconies, designed to shield swimmers from wind while maintaining panoramic views. Standard apartments receive floor-to-ceiling glazing oriented toward Burj Khalifa, Dubai Water Canal or the Downtown skyline. The contrast between pool-equipped and standard units justifies the wide price spread across typologies.
Unit mix favors compact formats
The 594 units break down as follows: 148 standard studios, 208 premium studios, 30 one-bedroom apartments, 95 one-bedroom Royal Suites, 95 two-bedroom apartments and 18 three-bedroom Burj Royal Wings. Studios account for over 60 percent of inventory. The premium studio variant offers marginally larger balconies and upgraded finishes. Royal Suites and Royal Wings occupy higher floors and command the highest price per square foot. Interior palettes feature fluted travertine, perforated brass, wood veneer, porcelain and beige fabric, according to material boards released by the developer.
Skyline gym, rooftop pool and pet-friendly policy
Amenities cluster on a dedicated floor and the rooftop. The fitness center faces the skyline through full-height glass. A spa and wellness zone sits adjacent. A children's play area and indoor jogging track occupy the same level. The rooftop hosts an infinity pool aligned with the Burj Khalifa sightline. The building permits pets, a policy still uncommon in Downtown high-rises. Two ground-floor retail units will serve residents, though tenant names remain undisclosed. The lobby uses the same travertine and brass finishes found in private residences, maintaining material continuity from entrance to unit.
