Neutral facades, light-driven floor plans
Rosehill's architecture opts for landscape integration over vertical statement. The facades use a muted palette of sand and off-white tones that defer to the surrounding lawns rather than compete with them. Interior layouts are engineered to capture natural light from multiple orientations. Living areas in north and east-facing units enjoy unobstructed golf course views. South-facing apartments overlook the podium gardens and shaded promenades that link the three towers, offering a quieter outlook for bedrooms.
Padel, pool and botanical garden at podium level
The shared podium concentrates the bulk of resident amenities. An outdoor swimming pool runs alongside Building C, bordered by a barbecue terrace and lounge zones with ping-pong tables. A padel court and half basketball court occupy the eastern edge of the deck. A botanical garden threads through the complex, punctuated by an open-air yoga area and a glazed fitness center overlooking the planting. Families have access to both an indoor and outdoor children's play area, separated from adult zones by planted hedges.
Dubai Hills Mall and King's College Hospital within five minutes
Rosehill's position in the southwest quadrant of Dubai Hills Estate places the project under five minutes by car from Dubai Hills Mall, which opened in 2022 with over 650 retail outlets. King's College Hospital, the only private hospital in the district, sits at the same distance. GEMS International School and several nurseries are reachable on foot from the complex. Downtown Dubai and Dubai Marina remain ten minutes away via Al Khail Road, while Dubai International Airport can be reached in fifteen minutes using Sheikh Mohammed bin Zayed Road.
Target buyer: expat families and first-time investors
With entry pricing below AED 1.7 million and three-bedroom units peaking around AED 4.2 million, Rosehill targets upper-middle-income households. Expatriate families working in the Business Bay or DIFC business hubs will value the proximity of international schools and the security of the neighborhood. First-time investors gain access to an Emaar freehold product at a moderate ticket, with a five-year delivery horizon. The project's controlled density and absence of towers beyond 21 floors limit the number of units per landing, an argument that resonates in the family rental market.
Emaar's track record at Dubai Hills Estate
Emaar Properties has been developing Dubai Hills Estate since 2014 in partnership with Meraas. The district now counts over 22,000 delivered units and several thousand more under construction. The developer has already completed benchmarks such as Park Heights, Collective and Golf Suites, all located along the golf course perimeter. Rosehill continues this trajectory with a slightly more accessible price point than the latest phases of Collective 2.0. Emaar's market capitalization exceeds AED 114 billion, and the group posted a net profit of AED 17.5 billion for fiscal year 2024.
