A maid's room from the two-bedroom unit up, and a penthouse with its own prayer room

Of the four floor plans shown in the Whitecliffs Residences brochure, two include a maid's room, starting with the two-bedroom layout. That detail says something about who this project is aimed at. AG Properties, working with AGP Builders Real Estate Development, is targeting households who employ live-in staff rather than buyers chasing short-term rental studios. The building rises on Dubai Islands, the archipelago Nakheel is developing off the coast of Deira, with handover scheduled for 30 December 2027. It comprises a ground floor, two podium levels and twelve residential storeys. Units are sold freehold, as is standard across the archipelago's projects.

Twelve storeys sitting on two parking levels

The scale is restrained for Dubai Islands, where several neighbouring towers run past fifteen floors. AG Properties opted to place parking within the podium rather than underground, which cuts foundation costs on land reclaimed from the sea. The rooftop is open to residents. The brochure puts the emphasis on the entrance, the reception lobby and the lift lobbies, all finished in stone with directional lighting and clean geometric lines. No architecture firm is credited, which limits how far the design intent can be read beyond these renderings.

Four unit types, whatever some listings say

Listings on property portals mention only 2 and 3-bedroom units. The official brochure, though, shows a 1-bedroom with an open kitchen, a 2-bedroom, a 3-bedroom and a 4-bedroom penthouse. Both the 2-bedroom and 3-bedroom come with a maid's room, and the 3-bedroom adds a balcony. Renderings show marble flooring and brass fixtures in the bathrooms. A cautious buyer should ask the developer for the exact availability schedule, since the discrepancy between the two sources falls precisely on the unit type most sought after by buy-to-let investors.

The 4-bedroom penthouse and its four balconies

The most developed layout is the penthouse. It brings together four bedrooms, a main living room, a separate informal living area, a distinct dining room and an open kitchen. It also includes a private prayer room, a dry pantry and a storage room. Four balconies open the home onto multiple orientations. This unit is clearly built for a Gulf family or a large expat household looking for a primary residence, not for an investor after a quick flip.

Cold plunge, padel and a cinema room on the amenity list

The amenities go beyond the usual pool and gym. The building includes a sauna, a steam room and a cold plunge pool, a combination that allows a full hot-and-cold circuit without leaving the building. A padel court appears in the brochure, while portal listings reference a squash court instead, a point worth clarifying with the developer. On top of that there's a children's pool, a pool deck with cabanas, a jacuzzi, a barbecue area, a cinema room, a meeting room and a communal prayer room. Smart home features are promised in the units, as with AG ARK Tower, the developer's other project at Dubai Land Residence Complex.

Five minutes on foot from the beach and the marina

The brochure gives walking times: three minutes to restaurants, five to the marina, Canal Walk and the beaches of Dubai Islands, fifteen to Nakheel Mall. The archipelago claims 21 kilometres of coastline, nine marinas and two golf courses. By car, the developer quotes 12 minutes to Dubai International Airport, 5 minutes to Dubai Hospital and 8 minutes to Al Mamzar Beach Park. Estimates vary depending on the source: Gold Souk is listed at either 5 or 7 minutes, Downtown at either 15 or 20. Proximity to Deira and the airport remains the strongest selling point for residents who travel frequently.
