About this project
Three basement levels of parking for ten floors of living space: the buried car park approach on Dubai Islands
Zephyra Residences consists of two buildings, each ten storeys of residential floors sitting on three levels of underground parking. That ratio is unusual at this height. Most buildings of comparable size on the archipelago make do with one or two basement levels, or an above-ground parking podium. The developer, Arsenal East Real Estate Development, uses this approach to free up the ground floor for gardens, walking paths and a play area. Handover is set for 31 December 2027, on a freehold basis.
Cascading balconies inspired by dunes
The facade is built around a pattern of balconies staggered from floor to floor. Seen from a distance, they form a wave-like shape that the developer compares to sand dunes. The effect isn't purely decorative: the stepped setbacks create shaded areas on the terraces below, a useful feature under the June sun. No architecture firm is named in the available documents, which limits how far this design can be assessed. What is known is that both buildings stay low, under fifteen floors, putting them at the lower end of the height range for Dubai Islands.
Glass and granite townhouses alongside the penthouses
The product mix is broader than in most neighbouring buildings. It runs from one-bedroom units up to three-bedroom apartments, with townhouses and penthouses added into the lineup. The townhouses stand out for their glass and granite finishes, while the apartments follow a more minimalist line. Having townhouses built into a collective residential scheme is still uncommon on the archipelago, where supply tends to concentrate on standard floor plans. For a buyer, this creates a middle ground between an apartment and a villa, with direct access to outdoor space and the services of a managed building.
SMEG in the kitchen, Porcelanosa for the fixtures
Kitchens come fitted with SMEG appliances, the Italian brand known for its high-end home electronics. Plumbing and bathroom fixtures come from Porcelanosa, the Spanish group present in numerous mid and upper-range projects across Dubai. The brochure sets out a clear finishing hierarchy: one-bedroom units stay fairly plain, while two and three-bedroom units get a more detailed finish. This is a point worth checking on the floor plans before booking, since the actual gap between finish levels isn't quantified in the documents.
Splash pad and yoga studio: a program built for families
The amenities list leans clearly toward year-round residents. There's an infinity pool, an indoor gym, a yoga and meditation studio, plus a play area and a splash pad for children. Landscaped gardens and walking paths round out the offering, made possible by the underground parking. A concierge service and a staffed lobby handle day-to-day management. This profile targets expat families or owner-occupiers more than the short-term rental crowd, although proximity to the beach still gives it some appeal for that second market.
700 metres of beach and twenty minutes from downtown
Dubai Islands, the archipelago developed by Nakheel off the coast of Deira, claims roughly 60 kilometres of waterfront. The developer highlights a 700-metre stretch of beach accessible from the residence, oriented to give sunrise and sunset views over the water. Downtown Dubai is about a twenty-minute drive away, outside of peak traffic on the access bridges. The marinas, malls and leisure venues planned for the archipelago are still partly under construction. A buyer taking handover at the end of 2027 is effectively betting on these amenities being completed around the same time as their key handover.
Arsenal East, a developer with a lower profile
Arsenal East Real Estate Development doesn't have as extensive a public track record as Nakheel, Azizi or Imtiaz, all already active on the archipelago. Sales are being handled in part through the agency Lucretia International, whose name appears on the brochure. For an investor, this means checking the project's registration with RERA and the associated escrow account. The pace of construction also deserves regular monitoring between now and the announced handover date. The product itself rests on a few clear choices: a limited number of floors, underground parking and named fit-out brands.
