About this project

14 plots out of 253 line Island A's marina, and The Bay sits on one of them

Out of 253 plots on Island A, only 14 sit directly on the marina basin, that's 5.5% of the land. The Bay Interiors by Missoni occupies one of them, plot DIA-MU-N01 (roughly 4,350 sqm). Tomorrow World Real Estate Development is building 132 apartments there with OCTA Properties, and the Italian house Missoni handles the interiors under an official partnership. The tower has a ground floor, two podium levels, fourteen upper floors and a roof. The brochure states a September 2029 completion, while the date used in reference listings is late 2029.

The sea-facing neighbour is capped at seven storeys

A view is often only as good as whatever gets built in front of it. Here, the adjacent block on the sea side is limited to G+6, while The Bay rises to G+2P+14. According to the developer, from roughly the 8th floor up, sea-facing units look over that building's roof toward the marina, the breakwater and open water. Behind it, another plot with the same height cap faces the city, so the sea-facing side isn't at the mercy of any third-party project. This checks out against the masterplan, and buyers would do well to target floors above the 8th to actually benefit from it.

One corridor, pushed to the city side

The developer calls it a "boutique single-corridor" layout, and the floor plans back that up. The main corridor runs along the inner face of the building, behind the marina-facing units. That means living rooms and balconies take up the entire usable waterfront facade. The same corridor serves the rear wing and its city-facing apartments. Two residential elevators and one service lift cover the whole building, which is modest for 132 units and worth checking in person at peak times.

No studios or one-bedrooms on the floor plan

The unit mix starts at two bedrooms, then moves up to three and four bedrooms. On a typical floor (5th to 13th), there are nine two-bedroom units of roughly 94 to 114 sqm and two three-bedroom units of roughly 146 to 150 sqm. This rules out the short-term rental crowd and targets year-round residents or investors leasing to families. Ceiling heights reach 3 metres in living rooms and bedrooms, and 2.5 metres in bathrooms. Two-bedroom units come with one parking space, three and four bedroom units with two.

Missoni shapes the finishes, not the furniture

Units are handed over unfurnished, worth flagging for a branded residence. Missoni's contribution covers custom-made fixed fittings, the colour palette and the geometric patterns the house has built its name on since the 1970s. Kitchens come fitted with Bosch or equivalent appliances (hob, hood, fridge, oven, dishwasher), plus a built-in microwave in the three and four bedroom units. This isn't Missoni's first run at real estate. The brand lists projects in Miami, Marbella, Sao Paulo, Bodrum, Toronto, Business Bay and Al Marjan Island.

Two amenity decks, one on the first floor and one on the roof

The Seaside Deck on the first level holds most of the amenities. It includes a beach-style pool of roughly 420 sqm, a kids' pool, a basketball court, a pickleball court, a jogging track, a gym and a wellness area. Up on the roof, the Sky Deck adds a pool of roughly 160 sqm, sunken seating and a juice bar. At ground level, a park of roughly 730 sqm and retail units round out the podium. For a tower this size, the outdoor amenity space is generous.

248 berths and superyachts right outside the building

According to specifications published by Nakheel, Island A's marina has 248 wet berths. It can accommodate 13 superyachts at once, with vessels up to 47 metres. On travel times, the developer states 5 minutes to Dubai Islands Mall and 11 minutes to Deira's Waterfront Market. The international airport is about 18 minutes away, and Downtown around 35 minutes. For a boat owner, having the marina right at the building's doorstep is the project's most tangible selling point, and it's not something many other projects on Island A can claim.

Tomorrow World Real Estate Development

Missoni-designed residences on Dubai Islands, sail-inspired waterfront homes and two office towers in International City make up the portfolio of Tomorrow World Real Estate Development. The developer blends fashion-house design with pragmatic commercial investment. It was founded in 2022 as the real estate arm of Dubai-based Tomorrow World Group. As a boutique developer, it draws on its parent's 20 years of trading and investment experience. Payment plans range from 20/80 to 60/40, with entry points from around AED 698,800. Together, these give investors an early-stage opportunity in the UAE property market.
