Vestoria Bay consists of a ground floor, two podium levels, eight residential floors and a rooftop. That's a modest footprint for Dubai Islands, where several neighbouring projects run past twelve storeys. Ahmadyar Developments is offering one to three-bedroom apartments, four-bedroom townhouses and penthouses. The brochure promises a private pool and jacuzzi starting from the one-bedroom layout, which begins at 750 square feet (roughly 70 sqm). Handover is scheduled for March 2028, on a freehold basis.

Two podiums, eight floors, wave-shaped balconies

The architectural signature here comes down mostly to the balconies. Their slab edges ripple to suggest waves, and the renders show a facade built from stacked curves rather than flat glass panels. The two podium levels house part of the shared amenities and the covered parking, freeing up the upper floors for residential use. With only eight inhabited levels, the number of units per stairwell stays limited. For a buyer, that translates into less elevator traffic and a building that's easier to read as a community. On the other hand, long-range Gulf views remain limited to the top floors and the roof.

750, 1,300 and 1,550 sq ft as starting sizes

The unit type table gives precise starting sizes. The one-bedroom begins at 750 square feet, the two-bedroom at 1,300 and the three-bedroom at 1,550. The two and three-bedroom layouts include a maid's room, a laundry room and an open kitchen. The three-bedroom also gets the private pool and jacuzzi, plus a panoramic balcony. One detail worth checking before booking: in the one-bedroom table, kitchen appliances and home automation are marked "No", even though they're listed for every other unit type and the unit itself is presented as furnished.

Triplex townhouse and duplex penthouse past 3,000 sq ft

The upper end of the range splits into two distinct products. The four-bedroom townhouse spans three levels (ground floor, first floor and a private suite) across 3,000 square feet, with a jacuzzi and garden views. The penthouse, also four bedrooms, is laid out as a duplex over 3,091 square feet with a panoramic balcony. Both include a maid's room and home automation. The townhouse suits a family looking for ground-floor access. The penthouse targets buyers paying for height and open views.

A club spread across Level I, Level V and the rooftop

Ahmadyar has grouped its amenities under the name Vestoria Bay Club, spread across three separate levels with different uses. Level I is built for families: a kids' pool, a barbecue area, indoor and outdoor gyms, a play area and an indoor amphitheater. Level V forms a double-height garden terrace, with an outdoor cinema, hanging gardens and a lounge facing the sunset. The rooftop holds the infinity pool, a bar, a lounge, a yoga and aerobics space and private changing rooms. Splitting amenities by floor keeps different groups apart, so children and bar-goers aren't sharing the same pool.

Walnut, travertine and wave-pattern 3D tiling

The brochure spells out the materials palette in a level of detail few developers offer at this stage. It lists a striped walnut veneer, a chocolate wood tone called Warlock Cocoa, cream Candle Soft tiling and a travertine-effect paint finish. A wave-pattern 3D tile in oat tones echoes the balcony design indoors. The furniture references (a Tense pendant light, a Gesture rug) confirm a minimalist, warm-toned direction. These details give buyers a concrete benchmark to compare the delivered finish against the original promise.

A group founded in 1992, five minutes from Infinity Bridge

Ahmadyar Developments is backed by a parent company founded in 1992, with a presence across the UAE, Turkey, Afghanistan and Europe. Its track record of deliveries in Dubai is less documented than that of Nakheel or Imtiaz, both already active on the archipelago, so investors should check the project's escrow account. On the access side, Infinity Bridge is five minutes away and connects Dubai Islands to Deira and Bur Dubai. Al Mamzar Beach, Dubai Hospital and the Dubai Museum sit at eight minutes. Dubai Creek Golf & Yacht Club is fifteen minutes out, and DXB airport is nineteen.
