About this project

520 stables and four polo pitches at the bottom of the garden

Six million square feet, roughly 56 hectares, given over to horses in Wadi Al Safa 5, part of the Dubailand district. That's the footprint of the Al Habtoor Polo Resort & Club. The site combines a hotel, a polo club and a gated villa community. Al Habtoor Polo Resort Villas is the residential piece of that puzzle: 120 villas with 3 to 5 bedrooms, plus 25 hotel branded homes. The scheme was handed over at the end of June 2017, so today it only trades on the resale market. What sets it apart from other Dubai villa communities comes down to one simple fact. Here, the pool and the park are not the main draw. The stables are.

Four polo pitches built to international standards

The developer's brochure lays out an equestrian setup rarely found in a residential project. The club counts 520 stalls under vaulted roofs, a riding school, a dressage arena, a show jumping track and four polo pitches at full international size. The club hosts the Dubai Polo Gold Cup Series, affiliated with Britain's Hurlingham Polo Association, the sport's governing body. For anyone who owns a horse, boarding is sorted a few minutes' walk from home. For everyone else, the match calendar brings a seasonal buzz you won't find at Arabian Ranches or Dubai Hills.

120 villas and 25 hotel branded homes

The residential offering splits into two tiers. On one side, 120 villas ranging from 3 to 5 bedrooms (some sources mention layouts with up to 6 bedrooms, though the official brochure makes no such claim). On the other, 25 homes sold under the Al Habtoor Polo Resort brand, positioned a notch higher. Every villa comes with an Italian style kitchen, floor to ceiling windows and a maid's room. Many add a private garden and pool. The overall stock stays small, which keeps competition among resale sellers limited.

The 151 key Andalusian hotel as next door neighbour

At the heart of the estate sits a 151 room hotel with Andalusian styling, and the villas borrow the same cues: tall ceilings, generous openings, natural tones. Residents reach it on foot. There they find restaurants and bars, a pool, tennis courts, a gym and a spa. The brochure notes that owners get discounted rates across the resort and the club. On the community side, the spec sheet also lists a clubhouse, concierge service, jogging tracks, a yoga studio and CCTV security.

Emirates Road on the doorstep, Dubai Mall 25 minutes away

The site sits well outside the city centre, along E611 Emirates Road, with quick access to E311 Sheikh Mohammed Bin Zayed Road and E66 toward Al Ain. The developer quotes 25 minutes to Dubai Mall and 30 minutes to Mall of the Emirates. Both airports, Dubai International and Al Maktoum (DWC), sit 30 to 40 minutes away by car. No metro station serves the area. A car remains a must, as in most Dubailand villa communities.

A group founded in 1970 that runs what it builds

Al Habtoor Group was founded in 1970 by Khalaf Ahmad Al Habtoor. The conglomerate spans hospitality, real estate, automotive, education and publishing. That mix explains how the project is structured: the group doesn't just sell villas, it also runs the hotel and the club that give them their value. It's the same approach behind Habtoor Grand Residences, tied to its JBR hotel. For buyers, that means the upkeep of shared facilities depends on an established hotel operator, not just a homeowners association.

Who actually buys here

The typical buyer is an expat family who rides or whose kids take riding lessons. The freehold structure opens the purchase to foreign buyers. The large floor plans and maid's room point toward long term occupancy rather than short term rentals. A buy to let investor will find a narrow but financially solid pool of tenants, ones willing to pay for a lifestyle hard to match anywhere else in Dubai. Completed since 2017, the project also lets buyers view a unit before purchase and judge how the finishes have actually held up.
