About this project
An office building for sale, not for lease, in a district dominated by residential towers
Business Bay counts dozens of residential towers and very few office schemes sold unit by unit. 1970 Office Tower takes the opposite approach. Al Habtoor is marketing office floors for outright purchase, with sizes ranging from 1,884 to 2,393 sq. ft. Handover is set for March 31, 2029, and the official sales launch is planned for late October 2026. The announced payment structure is a 60/40 plan, with an expression of interest (EOI) deposit of AED 100,000 required to secure a position before sales open.
Al Habtoor builds on its own turf in Business Bay
The Al Habtoor group is no newcomer to this area. It already operates Al Habtoor Tower, an 82-storey residential building sitting on the banks of the Dubai Water Canal. The conglomerate also runs hotels, an automotive complex and civil construction activities through its Habtoor Engineering arm. This local footprint matters for an office buyer: the developer knows the land, the technical networks and the constraints of the district. An office tower delivered by a group already established in the neighbourhood cuts down part of the execution risk.
Floors sized for SMEs and compact headquarters
The units on offer stay modest by office tower standards. Ranging from 1,884 to 2,393 sq. ft, these floors suit an SME, a consultancy, a family business or the regional branch of a foreign group. This format stands apart from the large office towers leased floor by floor to multinationals. Buying a floor rather than renting one lets a Dubai-based company stabilise its occupancy costs over the long run. It is a logic that fits an owner-occupier just as much as an investor.
The 60/40 plan and the AED 100,000 EOI
The payment structure follows a 60/40 pattern: 60% during construction, 40% at handover due in 2029. Entry into the project starts with an EOI (expression of interest) of AED 100,000, a sum held to reserve a spot ahead of the late October 2026 launch. This mechanism is common in Dubai for upcoming schemes, as it filters out serious buyers and lets the developer gauge demand before setting final prices. For the buyer, the EOI gives priority on unit selection and sometimes on pricing terms. Al Habtoor states that detailed information will be released at a later stage.
A business address by the canal
Business Bay grew as the southern extension of Downtown Dubai, a few minutes from Burj Khalifa and Dubai Mall. The district is served by Business Bay metro station on the Red Line, along with Sheikh Zayed Road and Al Khail Road. For a company, the address matters as much as the floor space. Having a base in Business Bay puts a firm right next to the city's historic business core. The concentration of restaurants, hotels and shops in the area also makes daily operations easier for staff and for hosting clients.
A long timeline, with the launch still ahead
The project's schedule calls for patience. The commercial launch will not happen until late October 2026, and handover is dated March 31, 2029. That leaves roughly three years of construction after sales open. This timeframe suits a buyer planning a future base or one who wants to spread out payments through the 60/40 plan. Technical details, floor plans and specifications have not yet been released by Al Habtoor. Investors positioning themselves through the EOI are therefore doing so early, betting on the developer's track record and the location before the full package is disclosed.
