Fahid Beach Terraces

Six thirteen-storey towers set along the Fahid Island waterfront

Aldar Properties is building Fahid Beach Terraces along one of Fahid Island's waterfront stretches, with direct access to the beach and promenade. The complex comprises six buildings, each rising three podium levels plus ten residential floors. The design comes from architect Koichi Takada, whose curved balconies trace the pattern of the tides. Layouts range from one-bedroom apartments to five-bedroom penthouses, with maid's rooms included from the two, three and four-bedroom configurations upward. Handover is set for 26 September 2029, on a freehold basis. The project is targeting LEED Gold and Estidama 3 Pearl certifications at building level.

Koichi Takada and the curved balconies

Koichi Takada works out of Australia and is known for buildings drawn from natural forms. Here he applies the same approach: flowing lines, generously glazed facades, and silhouettes that vary from one tower to the next. Floorplates change in size across the buildings, and the wide spacing between towers opens up pockets of light and sky. The extensive glazing lets in daylight and sea views while cutting down solar gain and outside noise, a choice that works for both thermal comfort and acoustics. Lighting across the residences is kept low and soft, designed to avoid light pollution at night. It fits with the wellness positioning that runs across the whole island.

A spa with a salt room and cold-water pools

At the centre of the amenities sits a clubhouse raised above the shoreline, with sweeping views over the water. It houses a gym facing the sea, a training studio and a fitness assessment area. The spa, styled after a seaside retreat, brings together a sauna, a hammam, a salt relaxation room, cold-immersion pools and private treatment rooms for massage, sound therapy or lymphatic drainage. There's also a cinema room, a kids' room, a room for pre-teens, a coworking lounge and a private dining room fitted with a social kitchen, available to book for events. Outside, the landscaped podiums hold infinity pools, a volleyball court and a padel court. A wellness concierge service arranges nutrition consultations, workshops and coaching, mostly on a paid basis.

Italian kitchens and wardrobes as standard

Every home comes with a kitchen from an Italian brand, fitted with high-end built-in appliances, a pull-out mixer tap and smart corner storage. Wardrobes in the master suites include motion-sensor LED lighting, lit shelving and a safe. Bathrooms carry the same level of detail, with rain showers in the main bedrooms and drawers fitted with electrical outlets. The interior palette runs through light coastal tones, with two finish options (light and dark). The overall aim is a calm, bright home rather than a showy one.

Five minutes from Yas, fifteen from Saadiyat

Fahid Island sits between the capital's major hubs. Yas Island and its parks are five minutes away, Saadiyat and its cultural district fifteen minutes, and Zayed International Airport fifteen minutes as well. Downtown Abu Dhabi is twenty minutes off, Dubai around fifty. The island's masterplan covers 2.7 million square metres, including 940,000 square metres of green space and eleven kilometres of coastline. The project sits next to King's College School Wimbledon, a direct selling point for families schooling locally, and opens onto the Coral Drive retail street.

Aimed at expat families and wellness-minded buyers

The combination of maid's rooms, a nearby international school and a wide range of sports facilities clearly targets expat families settling in for the long term. Fahid Island bills itself as the first Fitwel-certified island in the world, an American rating system that scores how buildings affect occupants' health. The five-bedroom penthouses and four-bedroom layouts are pitched at higher-end buyers looking for a coastal base in Abu Dhabi. Private beach access and the promenade add to the day-to-day appeal. The one thing to factor into any buying timeline is the distant handover date, late 2029.
