The Row Saadiyat stands as one of the few residential projects worldwide designed by Bjarke Ingels Group, the Danish studio whose founder was named among TIME's 100 Most Influential People. The development comprises seven nine-story buildings rising within Saadiyat Cultural District, where the concentration of international museums exceeds any other neighborhood in the Gulf region. Located 1.1 kilometers from Louvre Abu Dhabi and the future Guggenheim, 600 meters from the Zayed National Museum currently under construction, the project positions residents at the center of a cultural ecosystem unmatched in the region. Aldar Properties delivers here a residential quarter where proximity to artistic institutions shapes daily life as much as traditional amenities. Handover is scheduled for January 2030, with full freehold ownership.
BIG's design language: light facades and sculptural massing
Bjarke Ingels Group conceived an ensemble where light-toned facades integrate panoramic windows spanning the full width of apartments. Continuous horizontal balconies create a stratified reading that recalls the lines of VIA 57 West in Manhattan, another landmark project by the studio. Multi-level lighting transforms the volumes at night, producing a sculptural effect visible from the island's main thoroughfares. Each building features a ground floor dedicated to retail and communal spaces, freeing the nine upper levels entirely for residences. This compact vertical configuration preserves landscaped areas at ground level, contrasting with the horizontally spread developments that typically characterize Saadiyat Island.
Kettle Collective interiors with engineered wood herringbone floors
Apartments are delivered with finishes designed by Kettle Collective, a studio specializing in high-end residential interiors. Living areas feature engineered wood flooring laid in herringbone pattern, while bathrooms combine porcelain tiles with textured ceramic feature walls. Kitchens integrate engineered stone islands and laminated cabinet fronts in warm tones. Fixtures adopt a matte gun metal finish, an unusual choice in Abu Dhabi's premium segment where chrome typically dominates. Each apartment includes optimized built-in storage designed to maximize usable space without requiring additional furniture. The material palette maintains consistency across all unit types, from one-bedroom apartments to larger configurations.
Unit mix: studios to three-beds with maid's quarters
The program includes one, two, and three-bedroom apartments, with variants incorporating study rooms and maid's quarters. Published floor plans reveal approximately fifteen distinct configurations, from typical layouts repeated across multiple floors to atypical units exploiting building corners or top levels. Three-bedroom units with maid's quarters reach areas that position them against compact villas while retaining the advantages of condominium living. This diversity of plans allows simultaneous targeting of young professionals in the cultural sector, expatriate families, and investors seeking rental yields in a high-demand zone. The range of entry points also broadens the buyer pool compared to single-typology developments.
The Other Space: a communal hub designed as a living gallery
The Other Space serves as the central communal hub, featuring a shared kitchen intended for private events and culinary pop-ups. This flexible venue adopts a decorative approach closer to contemporary art galleries, with rotating artworks and designer furniture. Two lagoon-style pools replace the standard Olympic basin with organic shapes surrounded by wooden decks. The wellness pod offers treatments and a decompression space separate from the main fitness zone. Children's clubs were developed with child development specialists, an approach rarely found in standard residential projects. A pet spa completes the offering, responding to the complex's pet-friendly policy that permits animals throughout common areas.
Mamsha Al Saadiyat beach access in four minutes on foot
The project sits 360 meters from Mamsha Al Saadiyat, the pedestrian promenade bordering the island's most frequented public beach. This immediate proximity allows residents to reach the coast in four minutes on foot without crossing any major road. TeamLab Phenomena, the digital immersive experience that opened in 2024, lies 12 minutes away by foot. The Natural History Museum, scheduled to open before project handover, will be accessible in equivalent time. This concentration of cultural and leisure attractions within a one-kilometer radius distinguishes The Row Saadiyat from other Aldar developments on Yas Island or in Raha Gardens, which lean more toward family or sports-oriented lifestyles.
