Three eight-storey buildings on Yas Island

Sama Yas is made up of three buildings, each with a ground floor and eight residential levels. Aldar Properties is offering one to three-bedroom apartments alongside two and three-bedroom duplexes, a format that's less common in the island's recent launches. Handover is set for April 2028. The project is sold on a freehold basis. Its location on Yas Island puts it fifteen minutes from Abu Dhabi International Airport and roughly fifty minutes by car from Dubai. The buyer profile ranges from expat families looking for more space to investors betting on the island's continued upmarket trajectory.

Duplexes alongside standard apartments

Most new towers in Abu Dhabi stick to single-level apartment layouts. Sama Yas adds two and three-bedroom duplexes spread across two floors, giving a clear separation between living and sleeping areas. These material choices, rarely spelled out in this much detail at the sales stage, give a concrete sense of the intended standard rather than vague promises. A lobby in marble, travertine and wood

The entrance hall combines a marble reception desk with travertine floors and walls, wood veneer and glass. Fabrics dress the curtains and seating, and textured paint covers some of the corridor walls. The same bronze metal visually connects the lobby to the upper-floor corridors. This attention to communal areas matters for a buy-to-let investor, since these are the first spaces a prospective tenant sees. It has a bearing on perceived value as much as on achievable rent.

Pools, coworking space and a library on site

The amenities list covers what a family residence needs. There's a shared pool and a children's pool, a gym, a spa, play areas and landscaped gardens. On the work side, the complex includes a coworking area and a conference room, useful for residents who work remotely. A library, retail units, cafes and restaurants are planned within the grounds, along with a concierge service and EV charging points. Parking is covered. Altogether, this reduces how often residents need to leave the complex for daily errands.

Yas Island: beaches, parks and museums close by

Yas Island already concentrates a good share of Abu Dhabi's major attractions, from theme parks to beaches and shopping malls. From Sama Yas, Saadiyat Island and the Louvre Abu Dhabi are around twenty minutes away. This mix of culture and beachfront living supports rental demand, particularly among expats working on the island or in central Abu Dhabi. Aldar, the emirate's largest listed developer, has delivered much of Yas Island's built environment, which gives buyers a clear read on its ability to see the project through. The 2028 handover date gives the surrounding area time to keep developing.
