The Tides comes with just 83 units. On an archipelago where several developers stack two, three or four towers on a single plot, AMIS Development has opted for one eight-storey building. The scheme mixes one, two and three-bedroom apartments with four-bedroom townhouses set on the ground floor, an unusual combination at this scale. Every unit is delivered furnished. Handover is scheduled for April 27, 2028, on a freehold basis, which opens the purchase to foreign buyers as is standard across Dubai Islands.

Eleven levels in total, a deliberately low profile

The building's section is straightforward: a ground floor, two podium levels, eight residential floors and a landscaped roof. That keeps the tower under the twelve-storey threshold, in line with the archipelago's planning rules, which favor low-rise silhouettes along the waterfront. The facade relies on horizontal lines, wide balconies and floor-to-ceiling glazing. The brochure highlights cross ventilation and layouts described as efficient, two features that matter in a climate where air conditioning drives a large share of running costs. With roughly ten units per floor on average, density stays moderate, which limits lift waiting times and pressure on shared facilities.

Four bedrooms and a garden at the front door

The townhouses are the project's real point of difference. They sit on the ground floor, come with four bedrooms and a landscaped front garden that extends the living room outdoors. The listing describes them as spread across three levels, while the brochure mentions two levels, a discrepancy worth clarifying on the floor plans before booking. Among the apartments, some layouts include a study or a maid's room, widening the use of a two or three-bedroom unit. Interiors stick to a neutral palette, with an open kitchen onto the living room, built-in storage and stone flooring in the bathrooms.

A green first floor, a roof built for leisure

AMIS has split amenities across two distinct levels, each with its own atmosphere. The first floor works as an elevated park, with planted walkways, a bocce court, a zen garden and a meditation pavilion, alongside an open-air gym, a CrossFit zone and a yoga deck. The roof carries most of the action, with an infinity pool, a children's pool, a splash pad, barbecue areas and an open-air cinema. For a building of 83 units, that amount of amenity space per resident is generous. It also means service charges worth watching closely, since a small pool of owners will be sharing the upkeep of a full rooftop.

Ten minutes from Gold Souq metro, eight from Al Mamzar beach

Dubai Islands spans five islands connected to Deira by direct bridges. From The Tides, the developer quotes 10 minutes to Gold Souq metro station and 8 minutes to Al Mamzar Beach. Figures for the international airport vary across documents, between 12 and 20 minutes, and Downtown Dubai sits between 20 and 24 minutes by car. Marine shuttles and a future metro extension are mentioned, though without a firm timeline. At the archipelago scale, the setting is well established: 60 km of waterfront, 20 km of beaches, 7 marinas and 2 golf courses, according to official figures.

A family-first target, not a speculative one

The mix of unit types clearly points to expat families. Townhouses with gardens, maid's rooms, a kids' club and both indoor and outdoor play areas: the scheme is built for year-round residents. The included furnishing also suits investors targeting rental income from day one, with no fit-out delay. AMIS Development remains a less established name than Nakheel or Imtiaz on the same archipelago, and its completed track record isn't listed in the marketing materials. A careful buyer should therefore ask about the developer's history and the escrow account number before committing.
