About this project
Cryotherapy, hyperbaric chamber and floatation: Arada builds a tower around recovery
Four basement levels, a ground floor, three podium storeys and two towers each rising to the 51st floor: Akala Hotel & Residences follows a fairly standard vertical layout for the area. What sets it apart lies elsewhere. Arada Properties has given over the entire podium to a health and recovery setup that the brochure calls the world's first "precision wellness" environment. The name comes from Sanskrit and means "beyond time." The project sits in Za'abeel 2, between the Dubai International Financial Centre and Downtown Dubai, with handover set for October 31, 2029 on a freehold basis. For an investor, the question is straightforward: does this clinical-grade podium justify a distinct market position against the many residential towers already crowding the financial district?
Two 51-storey towers linked by a podium
The split between functions is clear-cut. Tower 1 holds the residential apartments from the 4th to the 51st floor, while Tower 2 houses the hotel suites over the same height. The hotel doesn't operate in isolation: its staff handle services (concierge, housekeeping, valet, butler) across every unit in the complex. The facades pair natural stone with polished metal, a cool, glossy contrast that carries through into the interiors. The architects describe a journey of "compression and release," moving visitors from shadow into light and from tight spaces into open volumes. The building has secured LEED Gold and WELL Silver pre-certifications, still uncommon for a residential tower in Dubai.
Formative, the gym built by the UAE's largest gym operator
This isn't Arada's first venture into fitness. The group bills itself as the UAE's largest operator of large-scale gyms, running FitnGlam (women-only), FITCODE (premium mixed), Wellfit (family clubs) and Platform Studios (boutique fitness). Formative brings that expertise into Akala's podium. It includes plate-loaded and selectorized strength machines, mobility and functional training zones, private coaching pods and an indoor lap pool. Group studios cover spin, HIIT, cardio boxing, TRX and even VR-assisted training. Separate locker rooms come with a hammam, sauna and cold plunge pools.
A recovery zone driven by biometrics
This is the part furthest removed from the usual pool-and-spa formula. The Recovery Zone brings together a hyperbaric oxygen chamber, a cryotherapy chamber, a red-light therapy wall, an infrared sauna pod and a pulsed electromagnetic field (PEMF) mat. At the entrance, a digital concierge reads the user's biometric data and tailors the session to their goal, whether that's post-workout recovery or better sleep. There's also a floatation room built as a sensory isolation tank and a vibroacoustic therapy pod. The Reformer studio counts more than ten machines, including Mega Reformers for the Lagree method. Heated yoga studios and a meditation room round out the podium.
One to six bedrooms, penthouses with terraces
The unit mix spans a wide range, from one-bedroom apartments to six-bedroom homes, plus penthouses with terraces. Every unit comes with a kitchen built around a central island, bathrooms styled like spa cabins, and walk-in closets. Floor-to-ceiling windows take full advantage of the towers' height, particularly on the upper floors where views open up toward the Burj Khalifa. Announced features include home automation and an air disinfection system, in line with the WELL certification target. This range lets the developer target both single professionals and larger families. For bigger units, the complex's nanny service and overnight nursery clearly play a part.
Za'abeel 2, five minutes from Dubai Mall
The site sits roughly five minutes by car from the Burj Khalifa and Dubai Mall. Dubai International Airport (DXB) is fifteen minutes away, Al Maktoum International (DWC) thirty-five. Arada's bet is to plant a retreat-style recovery center in the business district itself, rather than pushing it out to the desert or the coast. The target audience is clear: DIFC professionals and executives who want to fit these treatments into their week without losing time on the commute. A membership system (Akala Membership) also opens the facilities to outside members, which should keep the podium busy beyond just the building's residents. It remains to be seen, by 2029, whether this specialization delivers a genuine resale premium over other branded residences in the area.
