Lareen, the Masaar 3 district that pushes villa living right up to the forest edge

Arada Properties has planned 4,000 villas and townhouses across the whole of Masaar 3, split into eight gated districts in Al Rowdat Suburb, Sharjah. Lareen is one of them. Its range runs from a two-bedroom townhouse up to a five-bedroom villa called the Forest Signature, a model that doesn't appear under that name in every district. Handover is scheduled for 31 March 2029, on a freehold basis. What makes the project worth a second look isn't the landscaping pitch, which is common to all of Masaar, but the way the master plan arranges the houses according to their distance from the central green corridor.

Second phase in English, first phase in Arabic

The official brochure contradicts itself on one factual point. The English version presents Lareen as the second phase launched at Masaar 3, while the Arabic text on the same page calls it the first. That's not a minor detail for a buyer trying to get in early on a sales cycle. Dana was marketed as the opening phase, which makes the English version the more consistent one. Buyers should get the launch order and the associated price list confirmed by the developer before booking anything, since early phases of a master plan are usually sold on more favourable terms.

Ten layouts, from 182 sqm to the Forest Signature

The Lareen plan lists ten unit types. On the townhouse side there's a two-bedroom model, two three-bedroom variants, a corner three-bedroom version, and a four-bedroom unit offered as both a mid-terrace and a corner plot. On the standalone villa side, Arada offers a standard four-bedroom villa, a Signature in four and five bedrooms, and finally the five-bedroom Forest Signature. The smallest layout, the type A two-bedroom townhouse, comes to 1,959 square feet (around 182 sqm), of which 1,081 sit on the ground floor. It already includes a maid's room with an en-suite bathroom, a laundry room and covered parking, which puts it closer to a proper family home than an entry-level product.

Lagoon pool, women-only pool and a mosque

Lareen shares the amenities of the Masaar 3 master plan, which claims more than 100,000 trees planted along a green corridor lined with jogging and cycling tracks. The centrepiece is a swimmable lagoon pool with a waterfall, backed by a gym and a café. The plan also includes a community pool reserved for women, alongside a family pool, and a mosque built into the neighbourhood. These last two features make clear who the project is aimed at: families who follow certain local customs. On top of that there's an open-air cinema, a duck pond, basketball and padel courts, and the Zad food truck park near the community centre.

Direct access to Khorfakkan Road

The district has direct access to Khorfakkan Road and connects easily to Emirates Road (E611), the route used daily by commuters travelling between Sharjah and Dubai. Arada quotes a five-minute drive to Masaar Central, Tilal Mall, Nasma Central Park and Sharjah Mosque. Sharjah International Airport, University City and Aljada, another major project from the developer, are about fifteen minutes away. Dubai International Airport and Sharjah Corniche are quoted at twenty minutes, a drive time that obviously depends on peak-hour traffic. Masaar 1, Masaar 2 and Khalid Bin Sultan City are also nearby neighbours, placing Lareen within an already well-established residential area.

Appliances included and smart home fitted as standard

Every home comes with a cooker and hood, plus a washing machine and dryer. Smart home technology is fitted throughout the community. For an investor planning to rent out the unit, these inclusions cut the upfront spend before the first tenancy, a concrete edge over villas handed over unfurnished in other Sharjah projects. For an owner-occupier, the larger Signature and Forest Signature units target big families wanting a private garden and an exit from Dubai rents without moving too far from the city. The two and three-bedroom townhouses, with a maid's room included, speak more to young expat households working across both emirates.
