About this project
Ayamore Residence: on the first floor, the terraces are bigger than the living rooms
On the first floor of Ayamore Residence, the two-bedroom Type C unit comes with 99.40 sqm of internal space and 119.12 sqm of balcony. The outdoor area is larger than the indoor one, and this is not an isolated case in Ayat Development's brochure. The building consists of a ground floor, two podium levels given over to amenities, eight residential floors and a rooftop leisure deck. It sits on Dubai Islands, the artificial archipelago built off the coast of Deira, with handover scheduled for 31 March 2027. The scheme combines one to three-bedroom apartments and villas, all freehold. For an investor, the unit schedule is worth reading line by line, since the differences from one floor to the next are considerable.
First floor and ground floor: up to 140 sqm outside
The units at the bottom of the building sit their terraces on top of the podium roof, and the numbers show it clearly. The three-bedroom Type D on the ground floor pairs 124.50 sqm indoors with 140.64 sqm outdoors. On the first floor, the three-bedroom Type C offers 130.10 sqm of living space against 127.54 sqm of terrace, while the two-bedroom Type A comes close to a 1:1 ratio (90.45 sqm versus 95.23 sqm). Even the one-bedroom units follow this pattern: Type E has 48.49 sqm inside and 49.19 sqm outside. These are a category of their own within the building, closer to garden apartments than standard upper-floor flats, and their value will largely depend on what the buyer plans to do with that extra space.
Balconies that change size every other floor
From the second floor up, the brochure splits units into two series: even floors (2, 4, 6, 8) and odd floors (3, 5, 7). This reflects a facade design the developer describes as staggered "floating slabs," edged with glass balustrades and floor-to-ceiling windows. On the two-bedroom Type C, the balcony goes from 34.74 sqm on even floors down to 13.72 sqm on odd floors, with an almost identical interior layout. The one-bedroom Type B does the opposite, with 6.80 sqm on even floors and 11.55 sqm on odd floors. Two apartments with the same floor plan can therefore end up with a twenty-square-metre gap in total area, which should be reflected in the asking price per square metre.
A one-bedroom bigger than the neighbouring two-bedroom
The unit mix throws up a few surprises. On the standard floors, the one-bedroom Type C reaches 94.76 sqm and Type D in position 10 climbs to 101.40 sqm, while the two-bedroom Type A tops out at 69.84 sqm. Conversely, the three-bedroom Type D measures just 61.62 sqm indoors on floors 2 to 8, a size that sits awkwardly with a three-bedroom layout. The document also contains a visible error: the balcony for the one-bedroom Type A on odd floors is listed as 11.20 sqm but also as 207.21 square feet, which actually converts to 19.25 sqm. Before putting down a reservation, buyers should ask for the contractual floor plan of the specific unit and a verified area, not just the sales sheet. As for the villas, they are mentioned without any floor plan or area figures provided.
Podium and rooftop: outdoor cinema and CrossFit zone
Amenities are spread across the two podium levels and the rooftop. These include an infinity pool, a children's pool, an indoor gym paired with an outdoor fitness zone and a CrossFit area, plus a yoga studio. The outdoor cinema and an indoor screening room stand out from a local market where facilities are often limited to a pool and a gym. There is also a barbecue area, landscaped gardens, a playground, a table tennis setup and a lobby under permanent CCTV coverage. The developer states there is direct access to the beach and the promenade, with yacht mooring services nearby.
Airport 10 or 18 minutes away, depending on the source
The location of Dubai Islands, connected to Deira by the Infinity Bridge, remains the main selling point on paper. The descriptive text states 6 minutes to the bridge, 18 minutes to the international airport, 19 minutes to the cruise terminal and 25 minutes to Dubai Mall. The brochure's map, however, shows 10 minutes to the airport and 14 minutes to Dubai Mall and the Museum of the Future. The gap is likely down to different traffic assumptions, and the longer figures probably reflect peak-hour reality more accurately. The historic districts of Al Fahidi and Al Mamzar beach both remain within a short radius, which should appeal to both residents and the short-term rental market.
Ayat, a builder with a background in public housing
Ayat Development is part of the AYAT group, founded in 2015. Its portfolio spans villas, towers and public sector contracts, including the Sheikh Zayed Housing Program, a federal housing scheme for UAE nationals. This track record on institutional projects points to execution capacity, but it does not say much about how the group handles timelines in Dubai's private development market. The brochure names neither an architect nor an engineering firm, and the total number of units is not specified (the numbering suggests around ten apartments per floor). A cautious buyer will want to check the project's RERA registration and the status of the escrow account ahead of the March 2027 deadline.
