Breva fits a private jacuzzi onto each apartment's balcony, on top of the infinity pool set on the roof. The project comes from AYS Developers and is rising on Dubai Islands, the archipelago Nakheel is reshaping north of Deira. The first unit type on sale is a one-bedroom with its own pool, starting at AED 1.97 million. Home automation runs on Alexa, built in as standard in every unit. Handover is set for June 2028. AYS remains a fairly new name on the Dubai development scene, which explains the measured entry price.

The one-bedroom with pool as the opening product

The first batch released for sale covers just one format: the one-bedroom with its own private pool. Pricing starts around AED 1.97 million, which stays reasonable for a unit with a private water feature on a waterfront archipelago. The choice clearly targets buyers who want the comfort of a pool without stretching to a two or three-bedroom unit. The rest of the price list and the official launch date will be announced later by the developer. For a first buy-to-let purchase or a second home, the numbers work. The exact floor areas remain to be seen once the plans are published.

Alexa built in as standard in every unit

Home automation isn't an add-on at Breva, it comes as standard. The system runs on Alexa, letting owners control lighting, air conditioning and preset scenes by voice or through an app. The interiors are said to feature international brand materials and fittings, though no specific names have been shared at this stage. The tech angle targets a younger buyer, one used to voice assistants and connected homes. It fits well with the entry price point and the one-bedroom format. The real test will be the finish quality delivered, hard to judge before handover.

Saltwater infinity pool on the roof

The rooftop holds a saltwater infinity pool facing the sea and the marina. Saltwater needs less chlorine and is gentler on the skin, a detail that matters for daily use. A second pool sits at podium level, more sheltered from the elements. The amenity list also includes a gym, a sauna, a shared jacuzzi and a cinema room fitted with a Bose sound system. Yoga and meditation areas, a kids' play area and a games room round out the offering. The amenity density is high for a building at this price point.

Ten minutes from Gold Souq station

Breva sits in the middle of Dubai Islands, cutting down travel time to Deira. Gold Souq metro station is a ten-minute drive away, Dubai International Airport twenty minutes. Downtown Dubai is also around twenty minutes off, and the Dubai World Trade Center eighteen. Business Bay takes longer, about thirty-three minutes. Several islands of the archipelago are still under construction, so the surrounding area will keep changing before handover. Buying here means betting on the area's growth between 2025 and 2028.

AYS Developers, one to watch closely

AYS Developers is still an emerging name compared with the major players active on Dubai Islands. The project leans on value for money: a private jacuzzi, a pool per unit and standard home automation for an entry ticket under two million dirhams. That strategy makes sense next to neighbors backed by Nakheel or Imtiaz, more established but often pricier. The lack of a delivery track record calls for some caution on timelines and finish quality. A careful buyer will want to see construction progress before committing to later phases. Handover in mid-2028 leaves time to watch the first milestones unfold.
