Saltwater on the roof and Alexa built into the walls: what TIVANNO actually offers

TIVANNO is due for handover on 31 January 2028 on Dubai Islands, the archipelago Nakheel is developing off the coast of Deira. AYS Developers is offering 1 to 4 bedroom apartments there, on a freehold basis. The developer highlights three concrete features: a rooftop infinity pool filled with saltwater, a jacuzzi built into the balcony, and a smart home system controlled through Alexa. These are specific selling points, but the available documentation stays thin on everything else. Building height, number of units, architect: none of this has been disclosed at this stage. This article separates what has been announced from what a buyer will still need to ask.

The flagship feature sits on the top floor. The infinity pool runs on saltwater, with views over the sea and the Dubai Islands marina. This choice isn't purely aesthetic. Electrolyzed saltwater requires less added chlorine, which means less irritation for skin and eyes, and maintenance costs differ from a standard pool. For the owners' association, this is a point worth checking in future service charges. A rooftop accessible to all residents remains a clear advantage on an island where most competing projects reserve their best views for penthouses.

Built-in Alexa and EV charging in the parking area

AYS fits units with an Alexa-based smart home system. In practice, lighting, air conditioning and certain appliances can be controlled by voice or from a phone. The covered parking includes spaces with electric vehicle charging, still a rare feature in mid-range residences in Dubai. Kitchens come with high-end appliances and finishes use branded materials, though the suppliers aren't named. Compared with Beach Walk Residence, which explicitly names Miele and Villeroy & Boch, TIVANNO stays vaguer on this front. A buyer would do well to request the specification sheet before booking.

From 1 to 4 bedrooms, with families in mind

The list of amenities gives away the target buyer. A kids' pool, a play area, a games room and a cinema room together form a clearly family-oriented package. The 4 bedroom option, missing from many neighboring projects focused on 1 and 2 bedroom units, points the same way. At the same time, the coworking space, yoga studio and meditation zone speak to professionals who work partly from home. A 24 hour concierge and CCTV round out an offer built more for a primary residence than for short term rental. That said, the smaller units should still suit a buy to let investor, since the island still lacks delivered stock.

Downtown 20 minutes away, Business Bay 33

The developer states a 20 minute drive to Dubai International Airport (DXB), which is plausible via Infinity Bridge and Al Khaleej Road. Downtown Dubai is also listed at 20 minutes. Business Bay, despite sitting right next to Downtown, is listed at 33 minutes, a gap that mostly comes down to peak hour traffic on Sheikh Zayed Road. These travel times all assume a car, since no metro station currently serves the archipelago. For a resident working in DIFC or Business Bay, the reliance on the road network is real. For a frequent traveler, the proximity to DXB matters more.

January 2028: the questions to ask before signing

Handover is set for 31 January 2028, roughly a three year horizon. The official brochure doesn't detail the payment plan, the number of floors, or the total number of apartments. AYS Developers also doesn't document its previous work on Dubai Islands in the materials reviewed. Before committing, buyers should check the project's registration with RERA, the associated escrow account, and the current state of construction. The balcony jacuzzi also deserves a closer look: does it come with every unit type, or only some? In a market where Vestoria Bay and other projects make the same claim, that answer matters.
