About this project

A white liner already docked on the Crescent

Azizi Mina was handed over on 14 January 2021. On a Crescent where most recent schemes still sell off-plan, with completions pencilled in for 2026 to 2028, that timeline changes the nature of the purchase. The building has a basement, a commercial ground floor and nine residential levels. Azizi Developments offers one and two-bedroom apartments here, plus three-bedroom penthouses with a private pool. A buyer isn't betting on a rendering here: they can walk through an occupied, freehold building and judge the orientation, the quality of the common areas and the beach access for themselves.

Horizontal balconies and a white hull

The building's silhouette calls a cruise ship to mind. Running balconies underline each floor, and the uniform white facade sharpens the hull effect. Rounded corners round out the design, and the name Mina (Arabic for "port") leans into the maritime reference. Inside, the developer went with a classic European look: marble floors, high ceilings, granite worktops and kitchens fitted out with appliances from international brands. This choice stands apart from the contemporary minimalism favored by most recent towers on the Palm.

Between the Anantara and the Waldorf Astoria

The brochure map places Mina zero minutes from the Anantara and one minute from the Waldorf Astoria, putting it on the East Crescent. The Atlantis and the Aquaventure water park are five minutes away, Nakheel Mall ten. Dubai Marina, JBR and Madinat Jumeirah are listed at 18 minutes, Bluewaters at 19, Mall of the Emirates and JLT at 20. These are driving times. The marketing material mentions proximity to the tram and metro, but those lines run on the mainland: from the Crescent, you first have to cross the tunnel and then the trunk of the Palm, so a car remains a daily necessity.

From a 62 sqm one-bedroom to a 427 sqm penthouse

The published floor plans give precise areas. The one-bedroom type 1 comes in at 62.6 sqm internal for 76.4 sqm total, balcony included. The two-bedroom type 1 goes from 79.6 sqm internal to 126.9 sqm total, thanks to an 8.10m by 3.80m balcony that extends a 7.80m-long living room. Type 7, another two-bedroom layout, offers 86.9 sqm internal and 117.5 sqm total. The three-bedroom penthouse is on a different scale entirely: 138.9 sqm of living space, but 427.2 sqm total, with a 20.40m by 6.75m terrace, an 8.37m by 12.02m pool and a maid's room. Most of the penthouse's value therefore sits outdoors, something a buyer should keep in mind when comparing price per square meter.

Private beach, cabanas and pets allowed

The most tangible amenity is direct access to a private beach, backed up by cabanas and a sun deck. A shared pool, gym, spa and jacuzzi round out the offering. One detail matters to a good number of expats: pets are allowed, which is still far from standard across Palm residences. The ground floor houses shops, cafes and restaurants, cutting down on trips for everyday needs. Covered parking, a children's play area, accessibility for people with reduced mobility and round-the-clock CCTV also make the list.

Same footprint as Ocean House, five years ahead

The comparison with Ocean House, Ellington's project on the same Crescent, tells its own story: nine residential floors, a ground floor and a basement in both cases. Ocean House is targeting a 2027 completion, while Mina has been housing residents since 2021. Azizi is mostly known for its large developments in Al Furjan, Meydan or Dubai Sports City, and Mina is one of its few addresses on the Palm. The building suits two kinds of buyers: the investor who wants to rent out immediately, without construction risk, and the resident looking for a waterfront spot on a human scale, away from the sixty-plus storey towers at the tip. In exchange, they're buying a five-year-old building on the secondary market, and will need to check its upkeep and service charges before signing.
