Palm Jumeirah's West Crescent rarely sees new launches. Passo claims one of the last available plots on this narrow strip, directly facing Dubai Marina's skyline across the water. Beyond by Omniyat is building two fourteen-story towers named Avita and Bella, plus three detached beach mansions. The development comprises 268 residences, three penthouses and three mansions. Handover is scheduled for September 2029. Entry-level pricing starts around AED 4.6 million for a two-bedroom unit, while the six-bedroom mansions exceed AED 22 million.
Fluid façades shaped by wind and tide
Passo's architecture rejects the rigid verticality common to most Palm towers. The design team opted for continuous curves meant to echo the movement of water and wind. Each tower sits on two basement levels, a ground floor, fourteen residential floors and a rooftop. Floor-to-ceiling glazing pulls natural light deep into the interiors and frames unobstructed Gulf views. Cantilevered balconies wrap horizontally around the building, creating a softer silhouette that contrasts with nearby angular structures like Atlantis The Royal, a four-minute drive away.
Five collections targeting different buyer profiles
Passo organizes its inventory into five distinct lines. The Residences (two to four bedrooms) cater to families and professionals seeking a waterfront base. The Wellness Collection offers two- and three-bedroom duplexes with private gardens and plunge pools, plus direct access to the landscaped podium and beach. The Elite Collection groups higher-floor two- and three-bedroom apartments positioned for panoramic views. Three penthouses (four and five bedrooms) crown the towers, each with a private elevator lobby and rooftop pool terrace. Finally, three Beach Mansions draw on nautical architecture, delivering six bedrooms, basement parking for three cars and a private deck extending toward the shoreline.
250-meter private beach and a 260 sqm wellness pavilion
Residents share a 250-meter stretch of private beach. The landscaped podium features multiple infinity-edge pools, including a family pool, a kids pool and a sunset-facing pool deck with submerged loungers. The wellness pavilion spans 260 square meters, housing outdoor yoga decks, a spa with sauna and recovery zones designed for post-workout stillness. A kids pavilion built on Montessori principles blends indoor and outdoor play areas. An open-air cinema, library and lounge spaces complete the amenity roster without compromising residential privacy.
West Crescent: low density, four minutes from Atlantis
The West Crescent remains one of Palm Jumeirah's least crowded pockets. Passo residents reach Nakheel Mall in ten minutes, Dubai Marina in fifteen. Downtown Dubai and Burj Khalifa sit twenty-five minutes away via Sheikh Zayed Road. Both Dubai International Airport (DXB) and Al Maktoum Airport (DWC) are approximately thirty-five minutes by car. Proximity to Atlantis The Royal and Atlantis The Palm provides quick access to restaurants, spas and public beaches at the island's tip, without the traffic congestion of the central trunk.
Beyond by Omniyat: boutique volumes, architect-led design
Beyond operates as the residential arm of Omniyat, the group behind The Opus (designed by Zaha Hadid Architects) and Alba on Palm Jumeirah. The developer favors limited unit counts, signature architects and bespoke finishes. Passo follows this playbook with a low density per floor and a focus on tactile surfaces, textural contrasts and high-performance glazing.
