Ocean House rises across nine residential floors, a ground floor and a basement level, holding just 88 homes. Ellington Properties placed the building on the northeast crescent of Palm Jumeirah, the outer ring of the man made island that faces directly onto the Arabian Gulf. The project bets on horizontal scale rather than height: few floors, large floor plates, and a 50 metre Olympic pool that anchors the entire ground level. The unit mix starts at 1,642 square feet for a two bedroom and runs up to a six bedroom presidential penthouse. Service charges are set at AED 25 per square foot, a contained figure for a Palm Jumeirah address.

The mix points to families rather than short term speculation. Of the 88 units, 52 are two bedrooms, ranging from 1,642 to 4,214 square feet depending on their position in the building. Next come 27 three bedroom units (3,233 to 4,770 square feet) and six four bedroom units that reach up to 9,917 square feet. At the top sit two five bedroom penthouses of around 14,000 square feet and a single six bedroom presidential unit starting at 11,770 square feet. Ground floor duplexes each come with a private garden and a personal pool, facing the sea.

A salt cave and a hydrotherapy circuit

The spa at Ocean House goes beyond what most new buildings offer. It combines a reception lounge with a cold plunge pool, an aromatherapy shower, a hammam, an infrared sauna and a Himalayan salt cave for halotherapy. Next to it, the health club features a fitness studio overlooking the pool deck, changing rooms fitted with steam and sauna, and a separate yoga studio with its own outdoor deck. The Olympic pool is lined with cabanas and a baja shelf, the shallow submerged ledge built into the water's edge. A children's pool rounds out the offering, linked by a walkway on the first floor to the clubhouse. There is also a cinema room, a games room, a library, a cigar room and a demonstration kitchen kept for private events.

A ground floor built like a hotel lobby

The entrance leans into hospitality rather than a standard condominium feel. The double height lobby includes a drop off zone with separate entry and exit points, lounge seating for reading, and a reception desk. A grand staircase links this level to the amenity deck on the first floor. Four passenger lifts and four service lifts serve the units, a generous ratio for a building of only 88 homes. Apartments benefit from floor to ceiling windows and greenery that climbs vertically from ground level, with views stretching toward the Burj Al Arab, the Burj Khalifa and the Dubai Marina skyline.

The Boardwalk one minute away, the airport at 35

The crescent location puts several landmarks within easy reach. The Boardwalk Palm Jumeirah is a one minute drive, The Pointe is seven minutes away, and Nakheel Mall along with The View at The Palm sit around twelve minutes out. Dubai Marina and Dubai Harbour are roughly fifteen minutes away, while the Emirates Golf Club and the Burj Al Arab are about twenty minutes out. Mall of the Emirates, along with Dubai Mall and the Burj Khalifa, take around twenty to twenty five minutes, and Dubai International Airport sits 35 minutes away. The island has its own schools, clinics and restaurants, which cuts down on daily trips for families living there full time.

Handover in June 2027, payments spread through completion

Ellington spreads installments across the full construction period rather than front loading the payment schedule. The plan calls for 5% on booking, followed by 5% installments at 60 and 120 days, then further payments tied to construction milestones (20%, 30%, 40%, 50%, 60% and 70% built). The remaining 40% balance is due on completion, scheduled for 30 June 2027. The booking deposit is set at AED 200,000, payable by UAE cheque, credit card or cryptocurrency through the developer's portal.
