Maybach 6: 64 residential floors spread across two towers in Nad Al Sheba 1

Thirty floors of housing on one side, thirty-four on the other. Maybach 6 is a twin-tower complex that Binghatti Developers is building on the Binghatti City plot in Meydan, under the Mercedes-Benz Places license. The first project born from this partnership already sits in Downtown Dubai, with 150 residences each featuring a private pool. Here, the format shifts: this is a volume play, running from studios to three-bedroom units, in a district just three minutes from the Meydan Racecourse. Handover is scheduled for April 30, 2028, and units are sold on a freehold basis.

Tower A and Tower B, two mismatched heights

Both buildings sit on the same technical base. Each includes a basement, a ground floor, a mezzanine and five podium levels housing parking and services. Above that, Tower A rises 30 residential floors while Tower B counts 34. Two mechanical floors and a roof cap off the structure, bringing the taller tower to around 44 levels in total. That four-floor gap breaks the symmetry and gives the upper units in Tower B an unobstructed view over its neighbor.

Studio to three-bedroom, a mass-market mix

The lineup covers studios along with one, two and three-bedroom apartments. No penthouses or duplexes appear in the documentation. That choice sets this project apart from the Mercedes-Benz tower in Downtown, which targeted a strictly top-tier buyer. On the interior side, Binghatti describes clean lines, bold textures and a warm palette, without yet specifying suppliers or materials. Smart home integration is listed among the fittings planned for the units.

What the Maybach badge brings to the project

The name refers to Mercedes-Benz's most expensive range, and the number 6 suggests Binghatti City will host a series of towers rolled out under the same banner. For the developer, it's the logical next step in a strategy already tested with Bugatti in Business Bay and Jacob & Co for Burj Binghatti. The difference here is scale. Where those towers leaned on scarcity, Maybach 6 applies the automotive license to a more accessible product, in an area cheaper than the city center. Buyers should therefore judge the brand by the concrete services it delivers, such as valet parking and concierge included with the project.

Three minutes from the racecourse, nine from Burj Khalifa

Nad Al Sheba 1 sits between Meydan and Al Khail Road, just south of downtown. The Meydan Hotel and the racecourse are listed at three minutes by car. Dubai Mall, Burj Khalifa, Dubai Opera and the Emirates Towers sit 8 to 9 minutes away, while the Museum of the Future and the Dubai World Trade Centre fall between 9 and 12 minutes. Count roughly 15 minutes to reach DXB international airport and Dubai Hills Mall, and 20 minutes for Palm Jumeirah. These drive times assume smooth traffic, and the area does not yet have a metro station within walking distance.

Infinity pool, spa and sports courts on the podium

Amenities are concentrated on the podium levels. The infinity pool comes with a shared jacuzzi, a sun deck and an outdoor yoga space. The project also includes a spa, beauty salons, an indoor gym and an outdoor sports court. Residents will also have access to a cinema room, a prayer room, a flower garden and jogging tracks. At ground level, retail units and cafes and restaurants are expected to bring activity to the base of the towers. This level of amenities clearly targets long-term rentals aimed at expat professionals working downtown or in DIFC.
