About this project
Just two villa sizes, built for Waada's larger households
Four bedrooms or six: Raiha at Waada offers nothing in between and nothing smaller. This phase of the Waada masterplan, developed by BT Properties in Dubai South, sets aside land for villas with private gardens and terraces, in a district where most of the program otherwise goes vertical. Handover is set for December 29, 2028, on a freehold basis. The wider masterplan is designed to house roughly 40,000 residents, with a mosque, an international school and a community cultural centre. Raiha forms the low-rise, spread-out edge of that plan, aimed at households after square footage rather than height.
Four or six bedrooms, with nothing in between
Skipping straight from four to six bedrooms says a lot about who this is built for. A six-bedroom villa isn't aimed at an expat couple or a first-time buyer. It's built for the extended, often multigenerational family that houses parents, children and sometimes household staff under one roof. Each bedroom comes with its own bathroom and dressing room, according to the developer's description. Living areas and kitchens are described as generously sized, though exact square footage isn't given in the documents reviewed. The four-bedroom version, already marketed elsewhere as a standalone villa under the Raiha name, serves here as the entry point into the phase.
40% of the masterplan kept as open space
BT Properties says around 40% of Waada as a whole is set aside as open space, linked together by parks and water features. The brochure sums up the approach this way: the open areas were laid out first, the buildings placed afterward. For a villa phase, that translates into landscaped gardens, a flower garden, a fountain and pedestrian pathways serving the plots. The developer cites 18 km of walking trails and 11 km of cycling tracks across the district, with elevated bridges to cross main roads. It remains to be seen, at handover, how much of this will actually be open to Raiha residents from 2028.
Mosque, kids' club and sports courts within walking distance
Raiha's amenity list is long, but three items matter most for a family. The mosque built into the district removes the need to drive for Friday prayers, a practical consideration for a good share of regional buyers. A kids' club and an indoor play area round out the multi-sport courts and main sports pitch. Day to day, the phase includes a shared pool, retail units, cafes and restaurants, plus covered parking. All of this fits BT Properties' "15-minute city" approach to Waada: groceries, leisure and basic services within a 15-minute walk.
Seven minutes from Al Maktoum International
Raiha sits around 9 km from Al Maktoum International Airport, a seven-minute drive according to the developer. Emirates Road is five minutes away, Dubai Parks and Resorts fifteen. The rest of the city takes longer: 25 minutes to Dubai Marina, 30 to Mall of the Emirates, and nearly 50 to Burj Khalifa. The location's appeal rests on the bet that Al Maktoum's expansion will make it the emirate's main airport, alongside the growth of Expo City Dubai. For a household working in logistics, aviation or at Jafza, the commute stays short.
BT Properties: thirty years building in Pakistan
BT Properties points to thirty years in the business, starting in housing in Pakistan before expanding to several cities. Waada is its flagship project in Dubai, split into phases: the Cascada towers, the eleven buildings of Altura, and now the Raiha villas. The developer has yet to hand over a project in the emirate, which makes the December 2028 timeline harder to assess than that of an established local player. How well the phases line up will be a useful signal to watch: shared amenities need to arrive alongside the homes for the self-contained district promise to hold up. A cautious buyer will track progress on the Cascada towers, due in 2029, as a gauge of the group's ability to deliver.
