About this project
Casa Vista Development plays its strongest hand facing the marina on Island A
Over 25,000 square feet (roughly 2,300 sqm) of communal space for a building that stands just seven storeys above ground. That ratio sets the tone for Aquora, which Casa Vista Development calls its flagship project. The building sits on a basement, a ground floor and a landscaped rooftop, on Island A, the part of Dubai Islands facing the marina. The developer claims Italian inspiration and a design approach borrowed from hospitality, with announced collaborations involving European design brands whose names don't appear in the brochure. Handover is set for March 2028, on a freehold basis.
Marina-facing rather than beachfront
Aquora doesn't sit directly on the waterfront. It overlooks one of the island's basins, which changes the nature of the view: boats and a sheltered stretch of water rather than open sea. Dubai Islands brings together five connected islands at the point where the Creek meets the Gulf, forming the northern tip of Dubai's coastline. The master plan calls for 21 kilometres of beaches, nine marinas, over 86 hotels and resorts, an 18 hole golf course and a 9 hole course. From the project, the developer quotes 18 minutes to DXB airport, 19 minutes to City Walk and La Mer, 20 to Dubai Mall, then 34 to Palm Jumeirah and 40 to Dubai Marina. These driving times assume smooth traffic on Infinity Bridge and the Deira corridor.
Stepped terraces and bronze in the lobby
The façade plays on geometry and a high proportion of glazing. Floors step back progressively into successive terraces, a device that multiplies outdoor space and breaks up the mass of the building. The entrance lobby rises through two levels, with sculpted light fixtures and bronze detailing. Inside the units, the brochure describes a sand-toned palette, stone-look floors and walls, frameless shower screens and brushed metal fittings. Open kitchens get a central island, stone countertops and built-in appliances, with no brand specified at this stage.
Simplex, duplex and a handful of signature units
The offering runs from one to three bedrooms. It splits between single-level apartments, duplexes and a small number of units labelled signature, whose exact layout still needs confirming with the sales agent. Every living room is billed with floor-to-ceiling windows and an open plan. Main bedrooms come with en-suite bathrooms and built-in storage. At ground level, retail units open onto the quay, which will bring neighbourhood services but also foot traffic right at the building's base.
Three pools, an outdoor cinema and a prayer room
The amenities list runs long for a building this size. It includes three separate pools: one on the podium, an infinity pool and another on the roof, plus a kids' pool and cabanas. The wellness offering pairs an indoor gym with indoor and outdoor yoga, a sauna and a zen garden. For residents working from home, a coworking space and a business lounge come alongside concierge service. There's also a dog lawn, a games lounge, an outdoor cinema and a prayer room, a mix clearly aimed at long-term resident families rather than short-stay visitors.
A boutique developer with no known delivered track record
Casa Vista Development points to nearly twenty years of entrepreneurial experience and real estate investment from its leadership team, chaired by Abdul Basit. The brochure, however, doesn't cite a single building already delivered under this brand in Dubai. The stated positioning is small, carefully finished residential schemes, far removed from the scale of Nakheel or Imtiaz projects on the same island. For an investor, that calls for some basic checks: RERA registration of the project, the escrow account and the identity of the main contractor. The March 2028 timeline leaves roughly two years of construction, a reasonable window for a building of this size.

Casa Vista Development
Casa Vista Development belongs to a new wave of Dubai developers betting on the coastline rather than the skyline race. Founded in 2024 under the leadership of Abdul Basit Moosani, the company designs residences where resort-style living meets urban sophistication. Its debut project, Aquora on Dubai Islands, starts from AED 2,066,222 with handover scheduled for March 2028. For investors seeking a seafront address early in a district's growth cycle, this is a name worth watching closely.
