About this project

A built-in jacuzzi from the two-bedroom up, and branded furniture handed over with the keys

Hermina holds 131 units across thirteen residential floors, set above a basement and ground floor. That's a modest scale for Dubai Islands, where several neighboring schemes line up two to four towers. Casagrand Development is handing over every apartment fully furnished and fitted with home automation. From the two-bedroom size upward, each unit includes a built-in jacuzzi. Handover is slated for June 2028, sold freehold like the rest of the archipelago.

Casagrand, a Chennai developer, lands on the archipelago

Casagrand is best known in South India, where the Chennai-based group built the bulk of its residential portfolio. Its presence in Dubai is far more recent, and Hermina is one of the projects through which it's trying to build a name there. For a buyer, this cuts two ways. On one hand, the local delivery track record is still thin, which makes it worth watching construction progress and how the escrow account is managed. On the other hand, a newcomer has every reason to make its first address count, and the standard-issue fit-out (furniture, jacuzzi, home automation) shows a developer competing on product content rather than tower height.

Maid's room in the three and four-bedroom units

The lineup runs from one-bedroom to four-bedroom layouts. Starting sizes come in around 77 sqm for the one-bedroom, 110 sqm for the two-bedroom, 158 sqm for the three-bedroom and 217 sqm for the four-bedroom. Every unit has its own separate entrance and walk-in closets. The three and four-bedroom layouts add a maid's room, a sign they're built with year-round families in mind rather than short-term rentals. The smaller layouts, with furniture included, are pitched more at investors who want to list a unit for rent without going through a furnishing phase.

Double-height balconies facing Deira and Sharjah

The facade works around curved balconies that shift position from one floor to the next, framed by glass railings and greenery. Some balconies rise a full double height. Depending on orientation, the view takes in the waterfront, the Sharjah skyline, the Creek or, further out, Burj Khalifa. The developer says it spaced units apart on each floor to cut down on corridor traffic, which lines up with an average of around ten units per floor. On the technical side, the brochure cites insulated glazing to ease the air conditioning load, low-flow fixtures and non-toxic paints.

Rooftop cinema and infinity pool

The rooftop carries the most visible amenities. It holds an infinity pool, an observation deck and an open-air cinema. An indoor mini theater, a games room and a trampoline round out the leisure offering. The wellness side covers a spa, a hammam, an indoor gym, an aerobics space and a room set aside for yoga and meditation. At ground level, cabanas, a leisure pool, a children's play area and a multipurpose hall serve residents' daily life, alongside a promenade linked to the marina.

An eight-lane bridge and 80 hotels: the neighborhood's bets

Dubai Islands Beach sits five minutes away, and Gold Souq metro station is about a ten-minute drive. The international airport and Al Mamzar Beach Park are roughly twenty minutes off, Downtown is 22 minutes away and Business Bay 26. The sales pitch leans on more than 80 hotels in the pipeline, 21 km of Blue Flag beaches and a new eight-lane bridge to Downtown. These remain projections: a feasibility study for a metro line has been mentioned, with no firm timeline attached. A buyer here is betting on an area still under construction maturing over time, with all the upside and the waiting that entails.
