Isla Private Residences rises from a two-level podium base topped by twelve residential floors, bringing the total height to fifteen storeys. The building contains 76 apartments distributed across one, two and three bedroom configurations. Chaimaa Holding, a UAE-based developer, marks its first project on the Dubai Islands archipelago with this release. The architectural massing plays on staggered terraces and a landscaped podium wrapping the building's base, creating a gradual transition between green spaces and living floors. Handover is scheduled for March 2028, with an expression of interest (EOI) set at AED 50,000.

Amenities split across three dedicated floors

The project stands out through the density of its communal spaces, spread over three distinct levels. The podium hosts a family pool, a children's pool with splash pad, a steam room, salt sauna and cold plunge basin. The eleventh floor concentrates fitness facilities: an infinity pool facing the sea, indoor and outdoor gyms, aqua fitness area and a secret garden with shallow pool. The twelfth floor rooftop offers jacuzzis, a winter kitchen with barbecue stations, communal dining terrace and sunken seating with fireplace. This vertical distribution separates family, sports and social uses without mixing them.

Interiors designed around natural light

All apartments feature floor-to-ceiling panoramic glazing, oriented to maximize morning sunlight or waterfront views. Kitchens come fitted with premium appliances, generous counter space and separate utility areas. Private balconies extend each unit outdoors, ranging from 8 to 25 square metres depending on typology. Interior finishes favour neutral tones and durable materials, with particular attention to built-in storage in bedrooms and entryways. Layouts prioritize open living areas that flow into dining zones, avoiding corridor-heavy floor plans.

15 minutes to Sheikh Zayed Road, 18 to the airport

Isla Private Residences sits centrally within Dubai Islands, close to the Deira Islands Bridge. Sheikh Zayed Road is reachable in 15 minutes, Dubai International Airport in 18 minutes, and Downtown Dubai in 20 minutes. DIFC requires approximately 22 minutes, while Dubai Creek Harbour lies 25 minutes away. This intermediate position between Deira's established commercial hubs and the archipelago's new beachfront destinations places the project midway between business and leisure zones. Marine access adds an alternative commuting option for residents with boats moored at nearby marinas.

Target buyer: young professionals and families seeking waterfront calm

The one to three bedroom range primarily targets young couples and families with one or two children. The absence of studios reduces the share of pure rental investors, steering the project toward owner-occupiers or buyers seeking a seaside second home. Freehold status allows non-residents to purchase in full ownership, a decisive criterion for European, Russian or Indian buyers who form the bulk of the Dubai Islands market. Pricing on request and the finish level suggest an upper-mid positioning, between mass-market towers and ultra-premium addresses on the neighbouring Elite Island.

Chaimaa Holding enters the waterfront segment

Chaimaa Holding has developed residential and commercial projects since the early 2010s, with a portfolio concentrated on Abu Dhabi and Dubai. The group has delivered several mid-rise office buildings and residences, but Isla Private Residences marks its entry into Dubai Islands' waterfront segment. The choice of a contemporary Mediterranean design, with landscaped gardens and wellness facilities, reflects an intent to differentiate from the standardized towers dominating the local market. Official launch details and payment plan specifics will be announced in coming months.
