Five linked blocks, an Italian restaurant you reach by boat

Capri 1 brings together five interconnected blocks, each made up of a ground floor, a three-level podium and fourteen residential storeys. DAMAC Properties is building the cluster in Dubai Investments Park, in the western part of the city, around a network of freshwater canals that the developer describes as the first of its kind in Dubai. The scheme offers only one and two-bedroom apartments, a choice that clearly targets young professionals and buy-to-let investors rather than large families. Capri is one of eight clusters within Riverside Views, all named after shades of blue. Handover is set for March 2029. The title is freehold.

Al Maktoum International fifteen minutes away

The brochure places Al Maktoum International Airport at fifteen minutes by car, a detail that matters as this terminal grows and takes on a larger share of Dubai's air traffic. The site sits alongside several major roads, including Emirates Road and Expo Road, which brings Sports City, Motor City and DAMAC Hills within reach (eleven minutes). The Expo 2020 site is quoted at ten minutes, Global Village at sixteen minutes. Dubai International Airport is further away, at around thirty minutes. The location plays on a quiet kind of centrality: close to the main roads but far enough back to keep the waterfront calm.

Portofino, a restaurant reached by boat

The project's signature idea lies in how it uses the water. The Portofino Restaurant is reached by boat, a staging that carries the cluster's Italian naming right through to the experience itself. The canal network also serves an island restaurant set in the middle of the water and a floating cinema. DAMAC takes the concept further with a floating opera house and a deck where shows and musicals are staged on the water. These features go beyond the usual shared pool and set Riverside Views apart from neighbouring schemes.

Hydroponic farm and cooking classes

Dining here is built around a hydroponic farm integrated into the community. Outdoor cooking classes use produce grown on site, and live cooking stations bring chefs directly into the community. The wellness side adds a spa, meditation rooms and lakes infused with essential oils, alongside a climbing wall and aquatic fitness zones. For families, Kidz Adventure Land acts as a central play area, backed up by a community amphitheatre and a video game zone. The list covers both activity and rest, which is unusual for an apartment cluster of this size.

Only one and two-bedroom homes

Capri 1's floor plans offer a wide range of layouts across just two unit sizes. One-bedroom units come in dozens of configurations (series A through J), a sign of careful optimisation of space and orientation. Two-bedroom units focus on three main types, with variants depending on odd and even floors. Interiors lean on warm, earthy tones, contemporary finishes and large windows opening onto the water and greenery. This single-typology approach makes rental management and resale simpler, two factors that buy-to-let buyers look at closely.

Riverside, building on the townhouse success

DAMAC first launched Riverside as townhouses set within the green part of the community. Riverside Views takes the concept further with apartment towers positioned on either side of the canal, a shift from the green identity to the blue one the developer now claims. The master plan splits Views into eight clusters: Indigo, Royal, Azure, Marine and Capri among them. DAMAC is selling by individual unit but also by entire building, an option aimed at funds and large-scale buyers. Dubai Investments Park is densifying quickly, and the developer is betting on this upgrade of an area long seen as peripheral.
