Two 14-storey blocks set on a three-level podium

Marine 1 stacks up a lot of volume for the apartment range at DAMAC Riverside. The project brings together two interconnected blocks, each built on a ground floor, a three-storey podium and fourteen residential levels. That's noticeably taller than most buildings in the community, where the Azure and Royal series typically cap out at seven or eight floors. The architectural signature relies on stepped, terraced volumes, with wide terraces and open balconies facing the neighbourhood's waterways. Handover is scheduled for 31 March 2029, on a freehold basis. Units are limited to two layouts, one and two bedrooms.

A tight mix of one and two bedrooms

No studios, no large family apartments here. Marine 1 concentrates its offer on one and two-bedroom formats, which clearly targets couples, young professionals and buy-to-let investors rather than large families. Families find their place elsewhere in the community, in the four and five-bedroom townhouses that run past 210 square metres. Interiors go for a contemporary look, with warm tones, soft textures and floor-to-ceiling windows. These windows frame the view over the waterfront and the landscaped grounds. A man-made beach and a cinema on the water

DAMAC Riverside builds its whole pitch around water, and Marine 1 gets direct access to it. Malibu Cove serves as the community's man-made beach, a lagoon designed for swimming and lounging. The floating cinema rounds out the evening programme, with screenings held right on the water. On top of that there's a floating opera house, a pontoon set up for marriage proposals and a climbing wall with a water theme. The amenity list also covers a clubhouse, calisthenics stations, a play area, an amphitheatre and a sports court. The overall focus leans toward outdoor activity and communal life rather than a conventional enclosed spa.

Dining on site, from barbecues to an Italian restaurant

Food takes up an unusually large part of the concept. The neighbourhood houses a hydroponic farm whose harvests feed open-air cooking classes and live cooking stations run by chefs. Residents also get barbecue stations set up in landscaped areas. On the dining side, DAMAC has announced a Portofino-inspired restaurant facing the waterfront and a restaurant on an island surrounded by greenery. Healthy, local eating runs through the whole community, which positions itself as a health and wellness focused project. For a resident, that translates into less reliance on a car for everyday outings.

Twelve minutes from Al Maktoum International Airport

Marine 1 sits in Dubai Investment Park 2, in the south of the city. That places the building closer to Dubai's future growth hubs than to the historic centre. Al Maktoum International Airport is twelve minutes away, an asset as this hub keeps expanding. The Expo 2020 site is listed at ten minutes, Trump International Golf Club at fifteen minutes and Global Village at sixteen minutes. DAMAC Mall and Dubai Outlet Mall round out the shopping options at fourteen and nineteen minutes. Access runs through Emirates Road and the main roads crossing the area.

A bet on the south and the long timeline

DAMAC Properties remains one of Dubai's most active developers, and Riverside is one of its most ambitious communities south of the city. Marine 1 speaks first to buyers betting on the growth of the Al Maktoum corridor and Dubai South. A 2029 handover leaves several years of construction ahead, meaning a payment plan spread out over the build. The small unit sizes make renting out easier once the neighbourhood fills up and comes to life. The real differentiator remains the density of water-linked amenities, rare at this price point. It remains to be seen how the community actually comes alive once the canals and restaurants are up and running.
