Eight residential floors rise along Al Raudah's shoreline, where Al Khor's mangroves meet the calm waters of the Arabian Gulf. AYA Beachfront Residences marks Deyaar Development's first major residential project in this historic emirate, often overshadowed by its louder neighbours. The building houses 442 units, from one to three bedroom apartments to four bedroom Sky Villas crowning the top floor. Undulating terraces, designed to mirror the movement of water, give the structure a distinctive silhouette visible from the sea. This fluid architecture serves more than aesthetics: it optimises sightlines and reduces direct solar exposure on the floor to ceiling glazing.

Umm Al Quwain's geographic position remains its core differentiator. A 40 minute drive to DXB via Sheikh Mohammed Bin Zayed Road avoids Dubai's congested centre entirely. Al Marjan Island, home to a casino under construction and Ras Al Khaimah's expanding resorts, sits 20 minutes north. The project slots into the new Al Khor Waterfront, a mixed use zone featuring a yacht club, pedestrian promenades and a Vida Beach Resort operated by Emaar Hospitality. International schools, including The English Private School and the International School of Choueifat, are reachable within fifteen minutes. For expatriate families working in northern Dubai or Sharjah free zones, this positioning cuts daily commute times significantly.

The developer's headline figure translates to roughly 3,500 square metres spread from ground floor to rooftop. At ground level, the double height lobby leads to a residents' lounge, a 25 seat indoor cinema and a coworking space with conference facilities. Families access a dedicated lounge, an indoor children's pool and covered play areas. The outdoor level features an infinity adult pool with integrated jacuzzi, a family pool with splash zone, private cabanas and direct beach access. The rooftop hosts a yoga studio facing the open water, an outdoor cinema terrace and barbecue stations. The spa includes sauna and steam rooms, complemented by a fitness centre equipped with a CrossFit zone.

AYA's typology grid targets several segments. One bedroom apartments, starting from AED 696,220, appeal to investors seeking a coastal bolthole or seasonal rental product. Standard three bedrooms suit expatriate families as primary residences. Three bedroom duplexes offer dual exposure with terraces on two levels. At the top, four bedroom Sky Villas feature private pools and panoramic terraces. Every unit integrates a smart home system controlling lighting, climate and access. Announced finishes include imported materials and fitted kitchens, though specific brands have not yet been disclosed by the developer.
Deyaar Development: 20 years of deliveries across the UAE
Founded in 2002, Deyaar Development is listed on the Dubai Financial Market and majority owned by Dubai Islamic Bank. Its delivered portfolio exceeds 20,000 units, concentrated in Business Bay, Dubai Marina and Al Barsha. The developer recently handed over Mar Casa in Dubai Maritime City and Eleve in Downtown Jebel Ali, both high rise towers. AYA represents its first foray into Umm Al Quwain, a market with limited competition. The project holds freehold status, granting full ownership rights to foreign buyers. Handover is scheduled for 31 December 2027, a roughly three year construction cycle consistent with the developer's track record.
A bet on Umm Al Quwain's transformation
The emirate is banking on coastal tourism and quality of life to attract a population weary of Dubai and Sharjah densities. The Al Khor Waterfront masterplan allocates 30 percent green space, tree lined pedestrian promenades and a cultural district celebrating local historic forts. The yacht club under development and the Vida Beach Resort aim to create a ripple effect on values. For now, entry prices remain below comparable projects at Dubai Creek Harbour or Palm Jumeirah. Target buyers include families seeking space, Gulf retirees and investors betting on land appreciation in a still underexploited market.
