NEEM tower opens the third phase of Parkfive and its Arabian lanes

Parkfive isn't a single tower but a cluster of five buildings that Deyaar Development is building in Dubai Production City. NEEM makes up the third phase, alongside EMBER tower, built around a master plan organised on sikkas, those pedestrian passages inherited from traditional Arabian architecture. The building has eleven residential floors sitting on a podium of amenities, a ground floor of retail space and a shared basement car park. Units range from studios to three bedrooms, all delivered with smart home systems. Handover is set for 31 July 2027, on a freehold basis.

Eleven floors between park and lake

NEEM features a geometric facade with clean lines, with large balconies extending the living spaces outward. The design plays on the contrast between contemporary volumes and traditional references. Apartments look out over the project's landscaped park and water feature, a rare asset in Dubai Production City where open views aren't the norm. Interiors rely on carefully chosen materials, a fitted kitchen with integrated appliances and bathrooms finished down to the last detail. Deyaar describes the interiors as biophilic, meaning a real place is given to greenery and natural light within the common spaces.

Amenities spread across three levels

What sets NEEM apart is the vertical layout of its amenities. The podium brings together a gym with changing rooms, a private cinema room, an infinity pool for adults with a jacuzzi, a children's pool, an open air coworking space and a barbecue area. The eleventh floor opens onto two terraces with plunge pools and covered lounges. The rooftop holds a sports court, landscaped walkways and a shaded outdoor lounge. Deyaar states more than 75 amenities and commercial spaces across the whole of Parkfive. Accessibility for people with reduced mobility and an air disinfection system are also part of the package.

The sikkas as the backbone of the project

The word comes up on every page of the brochure. Sikkas are narrow lanes that organise pedestrian movement between the buildings and the green spaces. Deyaar uses them here as the guiding thread of the master plan, with the idea of recreating neighbourhood life rather than simply lining up towers. The ground floor houses local shops, a food market hall and Friday markets held on a regular basis. Wall art and sculptures drawing on contemporary Arabian influences punctuate the walkways. The stated goal is clear: make Parkfive a community people experience on foot.

City Centre Me'aisem five minutes away, Expo City fifteen

Dubai Production City sits at the junction of Sheikh Mohammed bin Zayed Road and Al Khail Road, two major arteries. From NEEM, City Centre Me'aisem mall is a few minutes away by car, as are the area's Carrefour supermarkets and Mediclinic branches. Dubai Exhibition Centre and Expo City are about fifteen minutes away, and the international airport is twenty five to thirty minutes away. The neighbourhood has several international schools nearby, including Arcadia British School and Sunmarke School, along with Jumeirah Golf Estates. This combination targets expat families looking for a well connected residential setting without waterfront area price tags.

What Deyaar is aiming for with NEEM

Deyaar Development is a listed Dubai developer, active since the early 2000s, with a delivered portfolio in Business Bay, Al Barsha and Dubai Silicon Oasis. Parkfive represents a bet on residential densification in Dubai Production City, an area originally designed for the media and creative industries. The mix of unit types, from studios to three bedrooms, casts a wide net: young professionals for the studios, couples for the one and two bedrooms, families for the three bedrooms. Standard smart home features and built in retail space respond to steady rental demand in this area. With NEEM, Deyaar continues a cluster already well underway with the previous IVY and ALDER phases.
